NEW Fee exemption for real estate purchase:
Since April 1, 2024, buyers of real estate up to a taxable base of 500,000 Euro (per person) can be exempted from land register entry fees for ownership rights and for lien rights (1.1% of the purchase price or 1.2% of the lien value). If the taxable base exceeds 500,000 Euro, only the excess portion is subject to the entry fee. However, from a taxable base of 2 million Euro, the fee exemption no longer applies at all. Applications for entry in the land register must be submitted between July 1, 2024 and June 30, 2026. The exemption requires both the registration of the main residence in the acquired property and the relinquishment of residential rights to the previous apartment. For credit-financed purchases, more than 90% of the loan must be used for the acquisition or renovation of the property. The acquired home must be occupied for five years; if it is sold or the main residence is given up beforehand, the fee will be reclaimed.
