And due to high interest rates and the current lending rules for home loans, the financed purchase of a condominium has become even more difficult.

So why make this decision now when you can rent your dream apartment in Gretls Garden now and buy later?

To live in Gretls Garden, you need a financing contribution of around 880 euros per m². The monthly gross total rent starts from 12.90 EUR/m²; your rental contract is of course unlimited.

Since we built this privately financed property as a non-profit housing cooperative, both your rental contract and the later acquisition of ownership are subject to the Housing Non-Profit Act (WGG).

In contrast to the statutory regulation and to your advantage, we already agree now at what purchase price you can acquire the apartment after 5 years - PURCHASE PRICE € 330.676,-!

Your advantages:

• The purchase price for the first possible acquisition of ownership is already contractually agreed now and is not indexed.
• Your financing contribution is only consumed by the statutory 1% per year. 95% are therefore credited to the purchase price upon acquisition of ownership after 5 years.

If you wish to acquire your apartment in the 10th year after occupancy, you can buy your apartment at the current market value. This is determined by an expert. The unconsumed financing contribution is of course also credited in this case.

From the 11th year after the start of the rental contract, no purchase is provided for; however, you can continue to rent your apartment relaxed and for an unlimited period under unchanged conditions.

If you are nevertheless not convinced by your apartment, which we do not actually assume, you can move out at any time with a 3-month notice period at the end of the month, provided the one-year waiver of termination has expired. You will receive your remaining financing contribution back.

The real estate agent declares that – contrary to the usual business practice of dual agency in the real estate industry – he acts unilaterally only for the landlord.
