Of course you can buy your dream apartment immediately. The acquisition of an apartment is probably the largest private investment that most people make in their lifetime. And due to high interest rates and the current lending rules for residential loans, the financed purchase of a property apartment has become even more difficult.

So why make this decision now when you can rent your dream apartment in Gretls Garten now and buy later?

To live in Gretls Garten, you need a financing contribution of around 880 Euro per m². The monthly gross total rent is from 12,90 EUR/m², your rental contract is of course unlimited.

Since we built this self-financed object as a non-profit housing cooperative, both your rental agreement and the later acquisition of ownership are subject to the Wohnungsgemeinnützigkeitsgesetz (WGG).

Unlike the statutory regulation and to your advantage, we already agree now on the price at which you can acquire the apartment after the expiry of 5 years.

Your ownership near Badeteich – possible in the 6th and the 10th year:

Your advantages:

  • The price for the first possible ownership acquisition is contractually agreed now and not indexed.
  • Your financing contribution accrues only by the statutory 1% per year. 95% are therefore credited to the purchase price at the ownership acquisition after 5 years.

If you wish to acquire your apartment in the 10th year after move-in, you can buy your apartment at the current market value. This will be determined by an expert. The non-accrued financing contribution will, of course, also be credited in this case.

From year 11 after the start of the lease, no purchase is planned; you can, however, continue to rent your apartment relaxedly and indefinitely under unchanged conditions.

If you are not convinced by your apartment after all, which we do not expect, you can always move out at any time with a 3-month notice to the end of the month, subject to the expiry of the one-year waiver of termination. Your remaining financing contribution will be refunded.
