In Vienna's third municipal district, the VILLAGE IM DRITTEN is creating a new part of the city – one of the largest urban development areas in Vienna. On more than eleven hectares, ARE Austrian Real Estate is developing together with the City of Vienna and wohnfonds_wien a vibrant, almost car-free quarter with around 2,000 apartments, office and commercial spaces, childcare, educational facilities and local supply.

The residential complex Neue Gründerzeit comprises 138 apartments. Distributed across four staircases, 2- to 4-room units with private gardens, generous balconies and loggias are being built. Located directly at the green heart of the quarter, the 2-hectare Bert-Brecht-Park, an oasis for relaxation, meeting and play. In addition, residents have a green roof terrace on the 6th floor in Staircase 1 for communal use. The apartments are constructed above ground in a timber-hybrid design. This makes the VILLAGE IM DRITTEN currently the largest timber-hybrid residential project in Austria. The renewable material wood is used both for the exterior walls and in the form of load-bearing columns. These remain visible and provide not only stability but also a pleasant living atmosphere.

  • Photovoltaic systems on the roof generate renewable electricity.

Please note that a new directive for distance and off-premises contracts came into force on 13.06.2014.

From 1.4.2024, land register and mortgage registration fees will be temporarily waived for owner-occupied homes up to a valuation basis of EUR 500.000,-.
