Graz is characterized by a high quality of life and an attractive environment. The city combines a historic old town, modern urban life and numerous green spaces. As a university city with several higher education institutions, innovative companies and a rich cultural offering, Graz attracts many new residents each year. At the same time, Graz is recognized as family-friendly – a plus for anyone seeking a quiet home with good infrastructure.

With continuous population growth, the demand for housing is also increasing. Houses for rent are particularly sought after by families and working couples who want more space and privacy.

Renting a house in Graz means combining the city’s advantages—shopping and leisure opportunities, schools and jobs—with the comfort of having your own garden or an extra room. Thanks to good transport connections and public transport, commuting from the surrounding area into the city is also feasible, making the entire region interesting for house hunters.

If you rent a house in Graz, you can expect certain features that increase living comfort. First and foremost, houses usually offer a sufficient number of rooms – rental houses often have three or more rooms, giving families enough sleeping, living and working space. Many houses span two floors and include practical ancillary rooms like a cellar or storage spaces.

A private parking space or a garage is also typically available with houses, which makes parking much easier.

Outdoor areas are particularly attractive when renting a house. A terrace for cozy evenings outside and a private garden are standard for most houses in Graz. Families especially appreciate a garden as a safe play area for children or to keep pets, while couples also enjoy spending free time outdoors.

Many houses also feature a balcony on the upper floor, offering a view over the surroundings. In addition, some properties have special extras: for example, there are houses with separate areas or additional rooms, such as a separate apartment or a hobby room, which can also be used as an office if needed. Such features are ideal if you want to combine living and working under one roof.

In Graz, the residential location is closely linked to the type of house. Inner-city districts are dominated by apartments; detached single-family homes are rare there and usually very expensive. Those looking to rent a house therefore often focus on the outer districts of the city or the neighboring municipalities.

In these suburban residential areas you’ll find settlements with houses and gardens that are quiet and family-friendly. Here you can enjoy lots of green space and often larger plots, while still having Graz within easy reach.

The type of house also varies by location. From traditional houses to terraced houses to semi-detached houses, various types are available. A detached house usually offers the most privacy and a larger garden – ideal for families who need a lot of space.

Terraced houses and semi-detached houses are also common in Graz and the surrounding area. They are often more compact and share a wall with the neighbor, but usually offer lower rents than completely detached houses.

Which house type is right depends on personal needs and budget. All variants have in common that you get more space than in an apartment and immediate access to your own piece of green space.

• High demand: Graz has been growing strongly for years, which is reflected in the real estate market. The increasing population means housing is in demand – rental houses are quickly taken. If you want to rent a house in Graz, it’s best to start your search early and have documents (such as proof of income) ready so you can submit an inquiry quickly for a suitable property.
• Limited supply: Compared to apartments, there are fewer houses on the Graz rental market. Inner-city houses are rare because the urban area is mainly made up of multi-unit buildings. Most rental houses are located on the outskirts or in the surrounding area. Therefore, finding the right house can take a bit more time – but patience pays off to find the right home.
• Rents vary by location: The rent for a house in Graz varies greatly depending on location and size. In popular neighborhoods or close to the center, monthly rent can be significantly higher than in peripheral areas. A larger house with a garden in a good residential area costs more than a simpler property on the outskirts. Overall, rental prices in Graz are below those in cities like Vienna, but you should still plan a higher budget for a rental house.
• Utilities and obligations: Renting a house often involves higher operating costs than renting an apartment. Tenants should budget for heating, hot water, electricity and waste disposal in addition to the base rent. Regular maintenance or obligations such as garden care and snow removal in winter should also be taken into account.
• House hunting online: House hunting is now much easier thanks to online platforms. On real estate portals like Lystio you can specifically search for houses to rent in Graz and the surrounding area and set filters for desired criteria (for example number of rooms, terrace or balcony). Such platforms make it easy to compare current offers and contact the provider directly. An inquiry via the portal can be sent quickly so you can get in touch with the landlord promptly if you are interested.
