New fee exemption when purchasing real estate:

From April 1, 2024, buyers of real estate up to a taxable base of 500,000 euros (per person) can be exempted from land registration fees for ownership and for the lien (1.1% of the purchase price or 1.2% of the lien value). If the base is above 500,000 euros, only the excess part is subject to the registration fee. From a base of 2 million euros, however, the exemption completely falls away. Applications for entry in the land register must be submitted between July 1, 2024 and June 30, 2026. The exemption requires both registering the primary residence in the acquired property and giving up the rights of residence in the previous apartment. In credit-financed purchases, more than 90% of the loan must be used for the acquisition or renovation of the property. The acquired home must be occupied for five years; if it is sold earlier or the main residence is abandoned, the fee is adjusted retroactively.
