For sale is an old farmstead with the original year of construction around 1900, the property consisting of three buildings: the farmhouse, the barn and utility building as well as a further, freestanding equipment shed. The old farmhouse also has a small underground cellar.

The property is located in a slightly elevated, level, and sunny quiet location with a wide neighborhood (only 2 neighbors), in a cul-de-sac. From the farmhouse you have an unobstructed view of the lower-lying town center, which lies west of the property.

According to the authorities, in 2022, by a notice from the municipality, the legal existence was established. In any case, the notice states that all buildings were already present well before 1967. A Klein- und Hochtierhaltung (small- and large-animal husbandry) including a manure storage area is also approved.

The condition of the building parts and the technical facilities is consistently in line with the age of the buildings. The farmstead is usable but also in need of renovation. Heating is provided by an old wood central heating system, installed in the outbuilding.

The farmstead, which lies in an open field, will be re-surveyed by the surveyor at the seller's expense. Thus, a ca. 3.000 m² fast quadratische, non-buildable area with an inner courtyard, building parts with sufficient green spaces will result. The adjacent open-field areas of the neighborhood may no longer be built on and consist of arable or meadow areas as well as woodland plots.

Access is from the public right-of-way, the municipal road, directly to the farmstead.

Electric power is connected and ready for use. Currently, the water supply comes from the property's own well and is also functional. A connection to the local water supply network would be possible but at the buyer's expense. Wastewater is discharged into the existing septic tank. A sewer connection is not available and not possible.
