Lower Austria is the largest federal state of Austria and surrounds the capital Vienna. The plots there are as varied as the landscape: everything from small building parcels near the city to generous plots in the countryside can be found.

Gänserndorf in the northeast and Baden in the south of Lower Austria are also among the sought-after locations. Along the Danube, for example in Tulln an der Donau, you can find plots with a view of the water.
If you prefer a quieter, more rural setting, you will also find options. Idyllic villages like Klein Kreuth or Wolfpassing offer building plots in green surroundings and often at moderate prices. Münchendorf south of Vienna combines living close to nature with good connections, so the city is still quickly reachable.
Check whether the plot is designated as building land and what requirements the municipality imposes. Also calculate all additional purchase costs and obtain a current land register extract to see if encumbrances such as easements are recorded.
Plots in Lower Austria are cheaper than in Vienna, but prices depend on the location. In sought-after municipalities near Vienna or on the Danube you often pay several hundred euros per square meter, while in remote regions prices below 50 euros per square meter are also possible.
A cadastral municipality denotes an area within a municipality that is used in the land register to identify plots. Therefore, the cadastral municipality (e.g. Obergänserndorf) and a plot number are given in the purchase documents to define the property precisely.
