In Innsbruck and the surrounding area, building land is extremely sought after. The city of Innsbruck offers a high quality of life, good infrastructure and a unique mountain backdrop. The surrounding district of Innsbruck-Land also offers diverse possibilities – from rural communities to towns right on the city’s doorstep. However, land prices have risen sharply in recent years. Building land is scarce, which makes finding a suitable plot a challenge.
When buying land in Innsbruck and the surrounding area, you should pay attention to several essential points.
1) Development (infrastructure): Ideally the plot is already fully developed, i.e. connected to electricity, water, sewerage and a public access road.
A developed building plot saves later costs. Land zoning and development plan: therefore check the zoning (e.g. building land or open land) and whether a development plan imposes requirements. This plan specifies how the property may be built. If no plan exists, the general building regulations apply.
2) Existing structure: Some plots are offered with an existing structure – that means there is already a building on the site. Such an existing structure can have advantages (connections are often already present) but also brings costs for demolition or renovation.
3) Plot size and shape: Pay attention to size and shape. Ideally the plot is sufficiently large and rectangular in shape, as this is usually the easiest to build on, e.g. when constructing a single-family home.

Sale prices for plots vary greatly depending on location. In Innsbruck city they are often over €1,000 per m². In the Innsbruck-Land district prices are significantly lower, sometimes only a few hundred euros per m². Factors such as views, hillside location or the degree of development additionally influence the price.
Check whether the plot is zoned as building land and whether a development plan or other building regulations specify what may be built. Several residential areas in the Innsbruck-Land district are considered sought after. Zirl in the west and Wattens in the east offer proximity to the city and good infrastructure at somewhat more moderate prices than the city itself. In the south, the Stubai Valley with places like Neustift and Mieders attracts many buyers who appreciate the mountain scenery and tranquillity. Each of these areas has its advantages, from a short drive to Innsbruck city centre to idyllic seclusion in the countryside.
A developed plot is a building plot that is already connected to public utilities, with an access road and water, sewer and electricity connections. Such a plot is ready to build on. If these connections are missing, the plot is considered undeveloped.
