Buying a condominium in Linz is a big step for many – whether as a new home or as an investment. The capital of Upper Austria, Linz, combines urban living with a high quality of life and a growing economy.
The Linz real estate market has been dynamic in recent years. The demand for condominiums is high, which has led to rising prices.
Currently, purchase prices for apartments vary by location and living space and average around 4,000 to 5,000 euros per square meter – central city locations are more expensive, while the outskirts and surrounding municipalities often offer lower prices.
In general: The more desirable the neighborhood, the higher the price.
Popular districts are in strong demand, so only a few apartments remain vacant for long. The supply includes both stylish new developments and charming old apartments – there is a suitable option for almost every location and budget.
New projects and active construction continually expand the supply, but prime locations remain scarce. Those who want to buy an apartment should keep an eye on the price development and act quickly on attractive listings, as sought-after apartments often change hands rapidly.
Typical features that characterize living comfort in Linz apartments are generous outdoor areas and modern fittings. A balcony, loggia or even a private terrace are included with many condominiums – ideal for relaxing outdoors on warm days.
New residential complexes score with well-thought-out floor plans and clever room layouts, so even more compact apartments feel bright and spacious. Large windows in the living room create a pleasant atmosphere with lots of natural light and often a nice view of greenery.
The quality of the fittings is also impressive: high-quality floors, underfloor heating and modern design are standard in many new buildings. Families value multiple rooms – for example a separate children’s room – and appreciate extras like a second bathroom or a small private garden in ground-floor apartments.
An elevator in the building ensures convenient access, and practical storage spaces (cellar compartment, storage room) provide extra space. The orientation of the apartment is also important: south-facing apartments bring more sun and brightness into the home and thus increase the feel-good factor – ideal for enjoying the sun on the balcony or terrace.
Linz offers diverse neighborhoods that combine very different advantages. Each district has its own flair, from centrally urban to green and quiet. Below is an overview of some of the most popular neighborhoods.
The Linz city center around Landstraße and the old town is ideal for those who appreciate urban living. Here you often find old condominium apartments with high ceilings and lots of charm.
The location convinces with short distances to culture, gastronomy and shopping. Green spaces like the Donaupark or the Schillerpark also offer places to relax in the center. However, apartments in this location are in demand and the purchase prices correspondingly high.
Froschberg is considered an upscale residential address in Linz. This hillside district is a popular location with lots of greenery, quieter streets and a great view over the city.
In Froschberg you enjoy the proximity to nature (for example in the nearby Bauernberg Park) while still having good infrastructure. Shops, schools and leisure facilities are easily accessible. The quality of living here is very high. Condominiums in Froschberg are highly sought-after due to the high quality of life.
Urfahr, north of the Danube, combines urban flair with a location close to nature. On the one hand there are urban quarters along the riverbank, on the other hand quiet residential areas on the Pöstlingberg. Families appreciate Urfahr for the many schools and proximity to nature – the Pöstlingberg and the Danube banks offer excellent recreational opportunities.
Thanks to the tram and good transport links, the infrastructure is excellent, and you are quickly in Linz city center. Condominiums can be found in Alt-Urfahr (near the Danube) as well as in modern residential complexes on the hills. This combination of city connection and green spaces gives Urfahr a high quality of life.
Neue Heimat in the south of Linz is a district with comparatively affordable real estate. The area offers a mix of older settlements and new projects. The large Wasserwald as a green space provides recreational opportunities in the residential area.
Neue Heimat is especially popular with families – there are numerous schools, playgrounds and good transport links to the city. In addition, the purchase prices here are usually below the Linz average, which makes it easier for young families to get into ownership.
Purchase prices for condominiums depend heavily on location and size. On average, in Linz city you pay about €4,500 per m² of living space. In sought-after districts it can be over €5,000 per m², while on the outskirts or in surrounding areas you can also find apartments around €3,000 per m².
The most desirable residential areas include Froschberg, Urfahr and the city center. In Froschberg you live quietly and green with a nice view, in Urfahr urban life is combined with proximity to the Danube and the Pöstlingberg.
The city center offers the full big-city life right on your doorstep. Family-friendly districts like Neue Heimat are also in demand. Every location has its own advantages; in the end it comes down to personal preferences.
When buying an apartment, expect around 10 % of the purchase price in additional costs. These include 3.5 % real estate transfer tax, 1.1 % land register fee as well as notary and possibly broker costs.
Carefully check the location and the residential environment: Is the apartment conveniently located but still quiet? Are there green spaces nearby? Families pay attention to a child-friendly environment with schools and childcare facilities.
The condition of the property is also important – for older properties, watch for possible renovation needs (roof, heating, windows). For new projects, it is worth looking at the fittings (e.g. whether an elevator is present and the quality of materials). The exact usable area (including all ancillary rooms such as cellar compartment or balcony) should also be defined.
In Upper Austria, buyers can use a housing subsidy under certain conditions. This is granted, for example, for energy-efficient new apartments or to young families and can include low-interest loans or grants.
In addition, the Austrian Condominium Act applies when buying an apartment: as a buyer you also acquire shares in the common property (staircase, courtyard, etc.) and become part of the owners’ association. However, this is common practice and not a special feature of the city of Linz.
