Apartments for sale in Vienna, 22nd District, Donaustadt – Page 1069

• Vienna's largest district by area: With about 102 km² of area, Donaustadt is the largest municipal district of Vienna by area. Around a quarter of the city's total area falls within the 22nd district – so there is correspondingly a lot of space available for residential development and green areas.
• Population boom: Currently more than 220,000 people live in 1220 Vienna (approximately 25% more than in 2010). This has made Donaustadt the most populous district of Vienna. This growth reflects the district's attractiveness and the active construction activity.
• Seestadt Aspern – a city within a city: One of the largest urban development areas in Europe is being built in Donaustadt with Seestadt Aspern. By 2030, around 10,500 apartments for about 20,000 residents are planned to be completed in this new quarter – a huge boost for the district's housing supply.
• More affordable than the Inner City: Condominiums in Donaustadt cost on average only about half of what is asked for in the 1st district (Inner City). Buyers in 1220 Vienna can therefore often afford more living space or extras like a balcony and a parking space without straining the budget as much as in central locations.
• Wide price range within the district: The 22nd district includes very different residential locations. Properties along the Alte Donau and in Donau City fetch the highest prices in the district, while considerably more affordable purchase prices can still be found in outer settlement areas such as Essling or Süßenbrunn. This makes Donaustadt suitable for almost every budget.

Donaustadt (22nd district) is the largest district by area of Vienna and combines city life with nature. Living in 1220 Vienna means getting generous living space at moderate prices – often with more space and comfort than in inner-city locations.

The district stretches along the Danube and includes varied Grätzl (neighborhoods) ranging from urban to rural in character. In 1220 Vienna you will find both very modern residential complexes in Donau City near the UNO City and quiet housing estates with single-family homes on the city outskirts. This variety is what makes living in Donaustadt so appealing.

Families and homeowners in particular appreciate the high quality of life in Donaustadt. Numerous parks, the Danube nearby and many playgrounds offer leisure opportunities right on the doorstep.

At the same time, the infrastructure is well developed: Schools, a large shopping center and excellent transport connections ensure that despite the peripheral location you can quickly reach the city center or the surrounding area.

Those who buy an apartment in Vienna 1220 can usually expect modern fittings and well-thought-out layouts. Many properties in Donaustadt are new builds or nearly new, so contemporary living comfort is standard.

Typical features and fittings include, among others:

• Balcony and terrace: A large proportion of condominiums have a balcony or terrace. These private outdoor spaces are highly sought after and provide extra outdoor room. New-build apartments in particular often score with generous balconies or even roof terraces with views over the district.
• Private garden: In ground-floor apartments or terraced house developments in the 22nd district, a small garden is not uncommon. A private green area offers extra relaxation space and increases quality of life – perfect for families with children.
• Spacious living area and practical room layout: Apartments in 1220 Vienna generally offer somewhat more space than comparable inner-city properties. Everything can be found from compact single apartments to generous 4-room flats. Open living-dining rooms with integrated kitchens create an airy living feel in everyday life.
• Modern fittings: High-quality parquet floors, underfloor heating and energy-efficient construction are standard in new projects. Many apartments come with a stylish fitted kitchen and are sometimes partially furnished.
• Parking space or underground garage: The parking situation is relaxed in many parts of Donaustadt. Often a private parking space or garage space belongs to the apartment – a clear advantage over inner-city districts. Underground garages in new residential complexes save the nuisance of searching for parking and protect the car from the weather.

The location of Donaustadt in the northeast of Vienna offers a successful mix of urban development and natural areas. The district borders directly on the Danube – with the Neue Donau and the popular Donauinsel as local recreation areas – and extends to the city border with Lower Austria.

The proximity to the UNO City (Vienna International Centre) in Kaisermühlen gives parts of the district an international flair. Around the VIC, the Donau City has developed into a modern high-rise quarter that, in addition to offices, also houses exclusive condominiums.

In terms of infrastructure, 1220 Vienna is excellently connected. Two U-Bahn lines (U1 and U2) run through the district: the U1 runs along Wagramer Straße (stations Kagran, Kaisermühlen-VIC, etc.) toward the city center, and the U2 connects Seestadt Aspern with the city.

The offer is supplemented by trams and bus lines, so you can get around even without a car. For drivers, there are connections to the motorways (A22, A23) for fast links. Shopping is concentrated, among other places, in the large Donau Zentrum in Kagran; in addition, weekly markets and local suppliers cover day-to-day needs in the residential areas.

Quality of life in Donaustadt is high: you live close to nature and yet urban. Whether cycling along the Danube, summer trips to swim at the Alte Donau or walks in the Lobau National Park – leisure opportunities are varied.

The real estate market in 1220 Vienna is dynamic and diverse. Purchase prices for condominiums are on average still below those of inner-city districts, but they have risen significantly in recent years. Currently, in Donaustadt you pay about €5,000 to €6,000 per square meter of living space – depending on location and fittings.

Top prices are achieved for exclusive apartments with Danube views or in the vicinity of UNO City: In sought-after micro-locations such as the Alte Donau or Donau City, prices per m² can head toward €8,000 to €10,000. At the same time, comparatively affordable offers can still be found in outer district parts such as Essling or Stadlau.

A large part of the supply in 1220 Vienna consists of new development projects and recently constructed residential complexes. In development areas such as Seestadt Aspern, new apartments with the latest fittings are continuously being created.

These new builds attract both owner-occupiers and investors, as they offer modern living comfort and are considered a stable investment. In addition, there are existing properties – from well-maintained 1990s buildings to older apartments in need of renovation – so the price range is correspondingly broad.

Current offers range from a compact 2-room apartment from approx. €200,000 to a spacious family apartment or a luxury penthouse for over €1 million. Small new-build apartments of 30–50 m² are often available from around €200,000, while roomy 3- to 4-room apartments can cost €400,000–€600,000 depending on location.
