Apartments for sale in Vienna, 16th District, Ottakring – Page 1069

• Ottakring offers good value for money: In the 16th district condominiums are often more attractively priced than in the inner districts. Buyers get more square metres of living space for their money here without having to give up the advantages of the city.
• Varied apartment types from historic to new build: In Ottakring you can find everything – from charming historic apartments (sometimes in need of renovation or already renovated) to modern new-build flats. This variety allows buyers to choose the right property according to taste and budget.
• Good transport connections and infrastructure: The U3 Ottakring as a subway terminus, S‑trains and several tram lines connect the district excellently with the rest of Vienna. Shopping options (from the Brunnenmarkt to supermarkets), schools and healthcare are easily accessible in the district, making Ottakring a livable place for people of all ages.
• High quality of life through leisure and recreation: The district combines urban life with opportunities for relaxation. Local highlights such as the Ottakringer Brewery and a varied gastronomy scene shape city life, while green spaces at Wilhelminenberg, Kongresspark or nearby Vienna Woods areas offer room for relaxation. This mix makes Ottakring particularly attractive for residents.
• Suitable apartments for singles, couples and families: In 1160 Vienna everyone can find the right apartment size. 2-room apartments are ideal for singles or young couples looking for their first property. 3-room apartments offer space for families with children or for couples who need an additional study or guest room. The offering covers a wide range of needs.

Ottakring is known as Vienna’s 16th district and is located in the west of the city. The location offers both urban bustle and green retreats. In more central parts of the district – around the Brunnenmarkt and Yppenplatz – there is a lively, multicultural atmosphere with markets, cafés and shops.

At the same time, on the edge of Ottakring towards Wilhelminenberg and the Vienna Woods there are quiet residential areas with lots of green and views over the city, which enhances the quality of life for nature lovers.

The infrastructure in 1160 Vienna is well developed. Ottakring is directly connected to the city centre by the U3 (Ottakring terminus) – you can reach the city centre in about 15 minutes. Additionally, tram lines (e.g. 44 and 46) and buses improve connections within the district and to adjacent neighbourhoods.

The Ottakring station is also served by the S-Bahn line S45, which is practical for commuters. Schools, kindergartens, doctors and shopping facilities are sufficiently available in the district. Thanks to this mix of urban infrastructure and a distinct neighbourhood character, Ottakring has developed from a former working-class district into a popular residential area for a variety of population groups.

Those who want to buy an apartment in Ottakring will find a wide range of condominiums. Compact 2-room apartments and somewhat more generous 3-room apartments are particularly common and form the core of the local housing market.

Ottakring still has many classic historic apartments from the Gründerzeit (turn of the 20th century around 1900). These old buildings are characterised by high ceilings, wooden plank floors and historical charm. You will often find renovated historic condominiums, but there are also properties in need of renovation.

A 3-room historic apartment in need of renovation can be attractive in terms of price and offers buyers the chance to renovate the home according to their own ideas. On the other hand, several new-build projects have been completed in Ottakring in recent years.

Modern new-build apartments score with energy-efficient construction, underground parking spaces and contemporary fittings. New developments often also include balconies or loggias, which are less common in historic buildings in the 16th district.

The price-performance ratio for apartments in 1160 Vienna is considered comparatively good. Compared to inner-city districts, purchase prices in Ottakring are still moderate. Depending on location, size and condition of the property, square metre prices typically fall in the mid-range – often somewhat below the Vienna average.

For buyers this means that in Ottakring they often get more living space for their budget than in trendy inner districts. At the same time demand is rising as Ottakring becomes increasingly popular as a residential area. Attractive locations – for example near the subway or on the green city edge – can also achieve higher prices here.

When buying an apartment, the features of the property and the associated living comfort play a major role. In Ottakring many apartments are part of older residential buildings, but modern complexes are increasingly common – accordingly the equipment features vary:

• Outdoor spaces: A balcony or loggia significantly increases the value of living. Especially in urban locations residents appreciate a private outdoor area. Many new-build apartments in the 16th district are now planned as standard with a balcony, loggia or even a terrace. In historic buildings balconies are less common; here it is worth searching specifically if an outdoor area is important. Ground-floor apartments can sometimes score with a small garden or a share of the courtyard.
• Additional rooms: Practical ancillary rooms such as a cellar compartment are usually standard with Viennese apartments. Such a private cellar room provides storage space for e.g. sports equipment or seasonal items. In historic buildings there are also often attics or drying rooms for communal use.
• Layout: The layout differs significantly between historic and new builds. Historic apartments often have a central entrance hall from which individual rooms lead off, as well as separate kitchen and living room. These classic layouts usually offer generous rooms that can be used as sleeping or living areas. New-build floor plans more often rely on open concepts, for example a combined open living-dining area with a fitted kitchen.
• Kitchen and bathroom: In older apartments the question often arises whether a modern kitchen is present. Many buyers value a high-quality fitted kitchen with contemporary appliances. If this is missing, it must be budgeted for. Bathrooms in Ottakring historic buildings have often already been renovated; however, there are still apartments with older bathrooms. Whether a shower or bathtub is preferred is a matter of taste – modern bathrooms often offer both, especially in larger 3-room apartments.
• Condition of the property: The condition of an apartment ranges from like-new (e.g. first occupancy in new builds) to in need of renovation. An unrenovated historic building does require investment but often offers charm and possibly a lower purchase price. Conversely, a freshly renovated apartment is move-in ready, which is ideal for buyers without renovation plans. It’s a question of weighing whether you prefer to invest time and money in renovation or acquire a finished property.
• Orientation and light: Finally, the location of the apartment within the building plays a role for brightness and atmosphere. A southwest orientation, for example, is highly sought after because it provides bright rooms with afternoon sun. Apartments with windows facing inner courtyards are often quieter. Depending on personal preference, one should therefore pay attention to whether the orientation and lighting of the living spaces are suitable.
