About this apartment

A genuine labor of love comes on the market for the first time in generations: this small, idyllic country house in the cottage style combines the charm of bygone times with great potential for creative minds and craftsmen. For decades in family ownership, it now awaits to be filled with new life.

Highlights

  • Cottage style with historical character – perfect for individuals and designers
  • Gas-fired heating
  • About 25 years ago there was a flood caused by the Schwechat. The house is located in the HQ300 area, meaning a flood occurs every 300 years.
  • Quiet pedestrian zone with no through traffic – absolute idyll
  • Directly at Gutenbrunner Park – green oasis right at the doorstep, the house has no outdoor space, not even its own garden
  • Attic only expandable with approval from the building authorities
  • First time on the market after a generational change

The charming house in Schlosser Gässchen was inhabited until recently and presents itself in a state in need of renovation – ideal for anyone who wants to redesign a piece of Baden history according to their own ideas.

Please note that the property has no garden, no balcony, no other outdoor spaces and no garage.

But the house has an exceptional feature: It is located directly in a quiet pedestrian zone, embedded in the historic ambience of Schlosser Gässchen – a location that is nowadays rarely to be found.

Connectivity

  • Baden train station: about 10 minutes on foot / 3 minutes by car
  • Center of Baden & Josefsplatz: about 6 minutes on foot
  • Autobahn A2 (Baden junction): about 8 minutes
  • Vienna city center: about 35 minutes by car or train

History of Schlossergäßchen

The Schlossergäßchen in Baden, one of the oldest streets in town, historically was a center for craftsmen and small trades, as the name implies. Today the alley is primarily known for the traditional Ullmann pastry shop at the end and is a popular pedestrian passage. A historic house in the alley where cobblers once worked was saved from destruction by Gerhard Tötschinger and Christiane Hörbiger and converted into a reading atelier.

  • Oldest street: The alley belongs to the oldest streets in Baden.
  • Crafts center: The name suggests that many craftsmen such as cobblers used to work here.
  • Symbolism: A large key hanging on a wall still reminds of the former trades conducted in the alley.
  • Ensemble protection: A house that once housed locksmithing was saved from destruction with the help of Gerhard Tötschinger and Christiane Hörbiger and converted into a reading atelier.
  • Present day: The alley is today an idyllic pedestrian passage and a popular destination for walks, especially on the way between Gutenbrunner Park and Doblhoffpark.
