NEW fee exemption when purchasing real estate:
Since 1 April 2024 buyers of real estate up to a basis of assessment of €500,000 per person can be exempted from land register entries for ownership and for the lien (1.1% of the purchase price or 1.2% of the lien value). If the basis exceeds €500,000, only the excess portion is subject to the entry fee. From a basis of €2 million, however, the fee exemption is completely cancelled. Applications for entry in the land register must be submitted between 1 July 2024 and 30 June 2026. The exemption requires both the registration of the primary residence in the acquired property and the relinquishment of the rights of residence in the previous apartment. For mortgage-financed purchases more than 90% of the loan must be used for acquisition or renovation of the property. The acquired home must be occupied for five years; if it is sold earlier or the primary residence is abandoned, the fee is increased retroactively.
