In principle you can move into the apartment immediately; however the age of the apartment shows itself in some areas. In particular the bathroom (at least the shower enclosure) and the kitchen (at least the white goods) renovation would be beneficial. Land Registry Stamp Tax Exemption for Real Estate Purchases – Ends on June 30, 2026!

From April 1, 2024, property buyers are exempt from the title deed registration fees for ownership and mortgage rights up to an assessed value of 500,000 euros per person.

In this scope the exemption includes:

  • 1.1% of the sale price for ownership rights,
  • 1.2% of the mortgage value for mortgage rights

these fees are covered by the exemption.

If the assessed value exceeds 500,000 euros, only the excess portion is charged.

However, if the assessed value reaches or exceeds 2 million euros, the exemption is completely removed.

Applications for title registration must be submitted between July 1, 2024 and June 30, 2026.

To qualify for the exemption:

  • Register the purchased property as the main residence,
  • Renounce the right of residence at the previous dwelling

is required.

In purchases financed by credit, more than 90% of the loan must be used for the purchase or renovation of the property.

The purchased home must be used as the main residence for at least 5 years. If sold or ceases to be the main residence before this period, previously exempted fees will be collected retroactively.
