About this apartment
Living in the Village in the Third
In the third district of Vienna, a new piece of the city is being created with the Village in the Third – one of the largest urban development areas in Vienna. On more than eleven hectares, ARE Austrian Real Estate, together with the City of Vienna and the wohnfonds_wien, is developing a vibrant, almost car-free quarter with around 2,000 apartments, office and commercial spaces, childcare, educational facilities and local amenities.
The green heart is formed by the over 2-hectare Bert-Brecht-Park – an oasis for recreation, encounter and play. All roofs that are not accessible will be greened. Sharing offerings, shopping opportunities and gastronomy lie directly at the doorstep. Sustainability, short distances and a high quality of life are the guiding principles of this new district.
With the slogan “urban at home,” this project, especially through Baufeld 13, embodies this idea: modern architecture, versatile open spaces, hobby rooms and community areas – living in the heart of Vienna with strong urban identity and high comfort.
The ARE is one of the largest real estate companies in Austria and has already realized some of Vienna’s most defining building projects – including the renovation of the historic Palais Epstein at the Ring as well as the distinctive TrIIIple Tower at the Danube Canal. Village in the Third likewise joins this line of innovative projects.
Energy for the Future.
Throughout the Village in the Third, a modern energy network ensures that the individual buildings are connected and energy flows are efficiently managed. Also, Block 13 is part of this innovative network – one of the most modern forms of sustainable district supply.
- Geothermal probes in combination with heat pumps provide energy for space heating in winter and for tempering (ground cooling) in summer.
- Photovoltaic installations on the roof generate renewable energy.
- Underfloor heating on the ground floor and component activation in the upper floors (via the floor above) ensure a balanced indoor climate.
- Ventilation with heat recovery ensures a continuous supply of fresh air.
- District heating connection supports supply during peak times as well as hot water preparation.
Thus, a synergy of comfort, innovation and ecological responsibility is created – a clear added value for residents.
Architecture that makes Urbanity come alive.
The Block 13 comprises three buildings connected by a common base floor:
- OPS 12 Stg. 1+2: five upper floors
- OPS 12 Stg. 3: eight upper floors
- HGP 5: ten upper floors
In total, 143 ownership apartments with living areas between approx. 45m² and 110 m² and 2-5 rooms are being created, as well as 2 commercial premises. Additionally, 10 hobby rooms are offered for purchase. The compact form largely yields dual-aspect apartments, each with two outdoor spaces:
- a flexible open space room with movable lattice elements for privacy and shading
- an covered balcony with a glass railing
Walking dry-footed, one reaches from the main entrance on Otto-Preminger-Straße to the two rear buildings up to the Hilde-Güden-Promenade and the direct access to the park via the central covered corridor. The corridor opens up with generous openings to the atrium courtyards that are lit and ventilated from above. Cars and bicycles, as well as the waste room and stroller storage, are also immediately accessible from this central corridor. Additional entrances at park level enable good pedestrian access from all directions.
