A garage in Vienna can be a worthwhile investment. Demand for private parking spaces is high in many areas, so rented garages provide regular income. Rental prices for parking spaces have steadily increased in recent years, especially in areas with parking shortages.
As a result, attractive returns can be achieved depending on the purchase price. In addition, maintenance costs for a garage are relatively low: there is no bathroom or kitchen that can break down, and insurance and property tax remain manageable.
However, as an investor you should ensure that the location and property remain in demand in the long term – for example due to new residential developments nearby or changes in parking management.
It can also take some time to find a suitable tenant, and occasional vacancies reduce the return. Overall, many investors view garages as a comparatively safe and uncomplicated form of investment.
