If you want to buy an apartment in Graz – the state capital of Styria – there are several important points you should keep in mind:
Purchase prices in Graz depend heavily on location, size and condition. On average you currently pay around 4,000 to 4,500 euros per square metre. In popular locations such as the city centre or Geidorf it can also be over 5,000 euros per square metre.
A typical condominium of about 60 square metres in a good location costs between 200,000 and 300,000 euros. On the city outskirts you can sometimes find apartments for under 3,500 euros per square metre. It is important to compare prices and also pay attention to fittings and condition.
Particularly in demand are Geidorf and Andritz. Geidorf convinces with its proximity to the centre, lots of green and closeness to the university. Ideal for those who appreciate urban flair and good infrastructure. Andritz offers quiet living in the green and is still well connected.
Other popular districts include St. Leonhard due to its proximity to the LKH (state hospital) and the city park, Eggenberg with many new builds and good family-friendliness, as well as the creative Lend quarter.
Besides the purchase price, several things matter. Take a close look at the location: Are there noise sources, what is the surrounding area like, are construction projects planned? Pay attention to the number of rooms and the layout. Is the floor plan sensible? Is there enough space?
