Location plays an important role when buying an apartment in Wels. Each area of the city has its own characteristics in terms of surroundings.

In the center—especially around the main square—you enjoy urban life with all its advantages: shopping, gastronomy and cultural offerings are right on your doorstep. Here you often find beautiful old apartments with views of the historic town and the busy streets. However, in the heart of the city you should expect somewhat higher traffic levels.

In the quieter areas on the outskirts life is more tranquil. Residential complexes there score with lots of greenery, views over open areas and often more space. Children can play outside and you live somewhat shielded from the hustle and bustle.

The choice of location also affects the value and costs of a property:

• In desirable central locations, purchase prices tend to be higher, but owners benefit from an attractive address and strong value stability.
• On the outskirts, apartments are usually more affordable, and new builds impress with energy efficiency, which leads to lower operating costs.

Overall, the real estate market in Wels is considered relatively affordable and at the same time value-stable—an advantage for owner-occupiers and investors alike.
