A location that perfectly combines nature and the city: only a stone's throw away from the best infrastructure in Klosterneuburg. Its crackling replaces cold electric heat with real fire, and the wood stock in the niche almost becomes part of the furniture.

The kitchen blends in harmoniously, generously equipped and yet in the best sense cozy. Right beside it the dining area with a bench—a place for meals, conversations and the famous 'stay a little longer'. The living area next to it: softly cushioned, inviting, perfect for long evenings with a book, TV, or simply the fire. Underfoot warm solid wood floorboards, with a view of the garden before the eyes—and when you open the door, the space expands to the outdoors. The forward-facing balcony, south-facing, with sun from early to late, offers a panorama up to the monastery and St. Martin's Church. Inside coziness, outside openness—there's hardly a nicer way to live.

Also the bathroom is well thought out: compact, bright, with a shower, toilet and a window for ventilation.

The attic, reachable via a pull-down ladder, feels like a small adventure. Not a classic living space, but a cozy nest under the pitched roof. The space was used to the fullest: a bedroom, storage for the wardrobe and even a private toilet. For tall people perhaps not ideal—but all the more cute, charming and cozy.

Under the house lies its own pillar-supported lower level—a clever solution that provides plenty of storage and at the same time houses the building services and the house water system.
