This small, but really fine refuge is located in Klosterneuburg, at the Durchstich, in the so-called Kleingartensiedlung 'Schwarze Au'. A location that perfectly combines nature and the city: only a stone's throw away from the best infrastructure in Klosterneuburg. Even without a car, the journey is convenient – train and bus stations are very close.

Those who know the Durchstich know: here lie the quiet retreats between the Danube and greenery. And suddenly, after the cycle path, a narrow footpath—and this summer house, which is actually more than a summer house.

Started in 1996, completed in 2004, it stands today as if from a picture book. Built solidly, not just a wooden frame—but a high-quality brick house that combines the charm of a country house with the durability of a dwelling.

A few steps up, through the windbreak that elegantly unites wardrobe and arrival—and you are in the heart of the house: the Tiroler-Stube. It is a single room, but one that instantly captivates you. The sturdy wooden beams give it the character of a cozy country refuge. Vis-à-vis flickers the particularly efficient soapstone stove—practical, beautiful and at the center of attention. Its crackling replaces cold electric heat with real fire, and the wood stock in the niche almost becomes part of the furniture.

The kitchen blends in harmoniously, generously equipped and yet in the best sense cozy. Right beside it the dining area with a bench—a place for meals, conversations and the famous 'stay a little longer'. The living area next to it: softly cushioned, inviting, perfect for long evenings with a book, TV, or simply the fire. Underfoot warm solid wood floorboards, with a view of the garden before the eyes—and when you open the door, the space expands to the outdoors. The forward-facing balcony, south-facing, with sun from early to late, offers a panorama up to the monastery and St. Martin's Church. Inside coziness, outside openness—there's hardly a nicer way to live.

Also the bathroom is well thought out: compact, bright, with a shower, toilet and a window for ventilation.

The attic, reachable via a pull-down ladder, feels like a small adventure. Not a classic living space, but a cozy nest under the pitched roof. The space was used to the fullest: a bedroom, storage for the wardrobe and even a private toilet. For tall people perhaps not ideal—but all the more cute, charming and cozy.

Under the house lies its own pillar-supported lower level—a clever solution that provides plenty of storage and at the same time houses the building services and the house water system. The whole is complemented by a modern photovoltaic system with a 7.5 kW battery (only 1.5 years old and expandable) that reliably provides energy.

Outside then the full summer happiness: about 280 m² of lovingly landscaped garden with flowers, shrubs and quiet corners. In the center a pool, solar-heated, inviting you to jump in already in the morning. Below the house lies a generous terrace—perfect for barbecues with friends or simply to enjoy the setting sun. Especially appealing: the house rests on piers decorated with artistic mosaics—little works of art that adorn the garden with a touch of originality.
