Buying a garage in Graz means far more than just owning a parking spot for your own car. In the city of Graz, parking options are sought after and scarce. Anyone living in a central location or near the city center knows the challenge of searching for parking. Having your own garage provides a remedy: it offers protection from weather, theft and damage and at the same time increases everyday comfort.

Besides the practical use, the garage also plays a role as part of the real estate market. Garages are considered relatively affordable entry-level real estate. While apartments or houses are more expensive, in Graz you can already acquire a small garage or an underground parking space with a manageable budget.

This makes buying garages in Graz interesting for small investors who are looking for a stable investment with potential returns. More and more people recognize that buying a garage can serve as a basic investment – whether for private use or to generate rental income. In a growing city like Graz, where more and more vehicles are on the road, the demand for secure parking options remains continuously high.

Anyone buying a garage in Graz should pay attention to several typical features. First, the size of the garage matters: Will a modern vehicle, possibly even a larger car or SUV, fit comfortably?

Older garages sometimes have smaller dimensions, while newer garages in new builds are usually designed more generously. The drive-through height and width should be considered, especially if you have a tall vehicle or a roof box.

Another feature is the equipment with a power connection and lighting. Underground parking spaces in modern residential complexes often have sockets – an advantage if you want to charge an electric car or simply need light and power for small maintenance work on the vehicle.

The garage door is also important: automatic doors with remote control offer convenience, while a sturdy metal door provides security. You should also pay attention to the condition of the structure – is the garage dry, well ventilated and free from moisture damage? That way the parked vehicle remains protected in the long term.

Security is also an issue: a vehicle is better protected in a locked single garage than on an open parking space. In communal underground garages there is often camera surveillance or access control.

Although a garage is not a residential property with comfort extras like a balcony or garden, such functional features matter all the more to buyers. After all, you want to ensure that the purchased garage meets practical requirements and that the car is well taken care of.

In Graz there are various locations and types of garages that are worth considering for purchase. Top location usually means that the garage is in a high-demand area with strong parking pressure, for example close to the city center or in densely populated residential neighborhoods.

In central districts, having your own garage is worth its weight in gold, as public parking spaces are often scarce and fee-based . But buying a garage can also be worthwhile on the city’s outskirts or in up-and-coming neighborhoods.

In up-and-coming areas such as Waagner-Biro-Straße, for example, new residential projects (new developments) are emerging, whose underground garages offer additional spaces. Such underground parking spaces can be purchased at moderate prices and still offer solid benefit.

The types of garages vary: you can buy a single garage on private property, a carport space, or a fixed assigned underground parking space in a residential complex. Each type has its advantages.

A locked single garage offers maximum protection and often some storage space for more than just the car (for example for tires or bicycles). An underground parking space in a residential building is conveniently accessible and sheltered from the weather; such spaces are often sold as partial ownership with an apartment but can also be purchased separately if they are put up for sale.

You don't necessarily have to name specific districts when looking at locations, but there are popular areas: Sankt Peter in the east of Graz, for example, is a residential area where garages are in demand – many apartments there have their own parking spaces that can be purchased additionally. The same applies to new settlements on the city outskirts, where often one parking space per unit was built. It is important that the garage is near your home or workplace so that it is convenient to use in everyday life.

Each buyer should therefore choose the location also based on personal use: a garage in a top city location is ideal for renting out or for commuters, while a space in a quieter residential area like Sankt Peter is more attractive for personal use.

• High demand and limited supply: Garage spaces in Graz are limited and highly sought after. As soon as a garage is offered for sale, a buyer is usually found quickly. Many owners are reluctant to sell, as having a garage in the city is seen as a valuable asset.
• Affordable entry into real estate: Garages are comparatively inexpensive. From about €20,000 to €30,000 you can acquire an underground parking space or a small garage in Graz. Compared to apartments, the financial hurdle is significantly lower, making garages an attractive entry into property acquisition.
• Attractive returns possible: If you buy a garage to rent it out, you can achieve a solid return. Monthly rental income for garages or parking spaces in Graz is of course lower in absolute terms than apartment rents, but relative to the capital invested a higher percentage can often be generated. Due to steady demand, especially in central locations, garages are considered a niche investment with strong returns.
• Low effort and costs: Compared to larger properties, the effort for a garage is minimal. There are hardly any operating costs and maintenance is manageable. In addition, there are no tenant protection regulations like for residential space, which makes renting out uncomplicated. A garage is therefore a relatively low-maintenance investment for asset protection.
• Future trend and flexibility: Parking spaces also adapt to future developments. With the increase in electric cars, the value of garages with a power connection or the possibility to install a charging station is rising. At the same time, new residential projects in Graz are increasingly being built with underground garages, sometimes even in surplus. This can lead to a larger local supply, but overall a good garage space remains a sought-after resource. If you no longer need the space, it can usually be sold or rented out without difficulty.
