Many car owners in Vienna know the problem: searching for a free parking space in the city can become a daily test of patience. If you are tired of the evening parking hunt or want to park your vehicle securely and protected from the weather, you will often decide to rent a garage.
A garage in Vienna not only offers more protection against theft and vandalism, but also saves nerves and protects the vehicle.
There are different types of parking spaces in Vienna – from classic single garages to underground garage spaces to outdoor parking spaces. Classic single garages (lockable garage boxes) are found mainly in residential areas or as garage courtyards. More common, however, are underground garage spaces in apartment buildings or office buildings: here your car is parked on a shared parking deck in the basement of the building.
There are also space-saving stacking systems (duplex parkers). Two cars park one above the other, saving space – however, the usable height of a duplex space is often limited to around 1.5 m, so it is too low for SUVs.
Modern underground garages are usually equipped with automatic gates (access by remote control or key), camera surveillance and good lighting.
A private garage space offers high security: your vehicle is protected from weather, theft and damage. When renting, pay attention to details:
Check the dimensions of the parking space so your vehicle fits safely. A normal parking bay is usually around 5 m long and approx. 2.3–2.5 m wide, with about 2.0 m drive-through height in many underground garages. This is sufficient for common cars, but larger vans or motorhomes often exceed this standard.
If you have a very tall or long vehicle, you need to specifically look for extra large garages or outdoor spaces. Motorcycles can be parked in garages without problems – often several bikes fit in one parking space, and some landlords offer discounted motorcycle spaces.
The location of the garage parking space is decisive. In the densely built inner districts of Vienna (e.g. Innere Stadt, Landstraße) private parking spaces are scarce and expensive – here you pay significantly more for proximity to the center. In return, you enjoy the convenience of having the car parked close to your home at any time.
In districts on the city outskirts or outside the Gürtel (for example Floridsdorf or Donaustadt) the supply of garages is larger and the rental prices are significantly lower. In the 12th district (Meidling), for example, garage spaces can be found in residential complexes at moderate prices – such locations are attractive for commuters as they are well connected to the transport network.
The micro-location also plays a role: a garage in a quiet side street or within a secured residential complex often offers more comfort than a space directly on a main road.
Commuters also pay attention to the transport connections. Ideally a garage space is near a subway station or major transfer hub so you can seamlessly switch to public transport after parking your car. Examples: Garages along Engerthstraße in the 2nd district are close to the U2, and in the 3rd district residential buildings around Beatrixgasse offer spaces near the city center. In general: the more central and desirable the location, the higher the price.
The cost of a garage space depends primarily on the district and the type of parking space. In less sought-after locations you can often get parking spaces or underground spaces from €50–80 per month.
In desirable inner-city districts near top properties, prices are usually between about €120 and €200, in the 1st district sometimes even up to €250–300 per month. In general: location, type of property (open parking vs. underground garage) and features determine the price.
As a rule, a deposit is required from the tenant – often three months’ rent as security. You get this money back at the end of the rental period, provided no damage has occurred.
A commission is only charged if a broker arranges the rental. In that case, a maximum of two gross monthly rents as commission is allowed by law (plus 20% VAT). Many garages are rented commission-free by private owners or property management companies, so often no brokerage fee is charged.
When renting a garage space, first pay attention to the appropriate size: Does your car fit in length, width and height? Also check the access – is the entrance wide enough, are there tight turns or steep ramps?
Security is also important: the space should be well lit and lockable, ideally with a gate and key or remote control. Also clarify whether you can enter and leave around the clock or whether there are fixed access times.
And don’t forget: look at the rental contract, especially for fixed terms and notice periods.
Motorcycles can be parked in garages or underground garages without problems. Often several bikes even fit in one parking space, and some landlords offer discounted rates for them.
Motorhomes or very large vans, however, are more difficult to accommodate because they exceed the usual garage dimensions. Here you have to look specifically for extra-tall single garages on the city outskirts or for secured outdoor spaces.
