The apartment is located on the 4th elevator floor of the building erected in 1966. The house (roof and facade) was thermally renovated a few years ago. The windows and electrical system were exchanged/renewed in 2001. This has greatly improved the energy indicators (see energy certificate). Due to the south-facing courtyard location, the apartment is described as bright and quiet. The development allows a free, open living feel and a wide view.

The entry hall provides enough space for a wardrobe. From the living area one reaches the balcony and directly adjacent the kitchen. This is equipped with all appliances (Siemens brand). From the entry hall you reach the bathroom with sink, washing machine connection and bathtub, the toilet, the storage room and the separate, courtyard-facing bedroom. The building community has a laundry room available. There is no cellar compartment.

Heating is by a gas apartment heating – electricity and gas are consumption-based costs and are billed separately.

The apartment is located in a good area of the 14th district, just a few minutes from Schönbrunn. All daily needs stores (Billa, Hofer, gas station, etc.) are in the nearby surroundings. There are stops of the bus line 51A, tram lines 49, 52 in close proximity. A few minutes away (600m, 8min) is the Penzing station where the express trains S45 and S50 stop. For outdoor activities, the nearby beautiful Schönbrunn Palace Park is recommended.
