New fee exemption on real estate purchases:
Since 1 April 2024 buyers of real estate up to an assessment base of 500,000 Euro (per person) can be exempt from land registry fees for ownership rights and for the pledge (1.1% of the purchase price or 1.2% of the pledge value). If the assessment base exceeds 500,000 Euro, only the excess part is subject to the entry fee. From an assessment base of 2 million Euro, however, the fee exemption completely expires. Applications for entry in the land register must be submitted between 1 July 2024 and 30 June 2026. The exemption requires both the registration of the primary residence in the acquired property and the surrender of the residential rights to the previous apartment. In credit-financed purchases more than 90% of the loan must be used for the acquisition or renovation of the property. The acquired home must be occupied for five years; if it is sold earlier or the main residence is given up, the fee will be adjusted accordingly.
