NEW: Fee exemption for real estate purchases:
Since 1 April 2024 buyers of real estate can be exempt from Grundbuch entry fees up to a base value of 500,000 Euro per person for ownership rights and for the lien (1.1% of the purchase price or 1.2% of the lien value). If the base value exceeds 500,000 Euro, only the excess portion is subject to the entry fee. From a base value of 2 million Euro, however, the fee exemption completely falls away. Applications for entry in the land register must be submitted between 1 July 2024 and 30 June 2026. The exemption requires both the registration of the primary residence in the acquired property and the relinquishment of the rights to the previous apartment. For mortgage-financed purchases more than 90% of the loan must be used for the purchase or renovation of the property. The newly acquired home must be occupied for five years; if it is sold earlier or its use as the primary residence is ended, the fee will be adjusted retroactively.
