Purchase ancillary costs:
New! Fee exemption for real estate purchases. From 1 April 2024 buyers of real estate up to a base amount of 500,000 Euro (per person) can be exempt from land registry fees for the ownership right and for the pledge right (1.1% of the purchase price or 1.2% of the pledge value). If the base amount exceeds 500,000 Euro, only the portion above is subject to the entry fee. From a base amount of 2 million Euro, however, the fee exemption does not apply at all. This applies to purchase contracts from April 2024. Applications for entry in the land register must be submitted between 1 July 2024 and 30 June 2026. The exemption requires both the registration of the primary residence in the purchased property and the relinquishment of the rights of residence in the previous dwelling. For credit-financed purchases, more than 90% of the loan must be used for the acquisition or renovation of the property. The acquired home must be occupied for five years; if it is sold earlier or the main residence is abandoned, the fee is increased retroactively.
