Heating and hot water are provided by a gas-fired heating system (Vaillant boiler). According to the forecast for 2026 there are no planned comprehensive maintenance or improvement works.

The apartment is located in Einwanggasse, in the immediate vicinity of Matznerpark.
Access to public transport is via the nearby stop of bus line 51A (3 minutes on foot), from which you can reach the U4 station "Hietzing – Kennedybrücke" in 9 minutes, and via tram lines 49 and 52. All daily needs are within walking distance (Billa – 210m, Hofer – 220m, Penny Markt – 450m).
