NEW: Fee exemption when buying real estate:
As of 1 April 2024 buyers of real estate can be exempt from land registry entry fees for ownership rights and for the collateral right (1.1% of the purchase price or 1.2% of the collateral value) up to a basis of 500,000 euros per person. If the basis exceeds 500,000 euros, only the excess part is subject to the entry fee. At a basis of 2 million euros, the fee exemption is completely dropped. Applications for entry in the land register must be submitted between 1 July 2024 and 30 June 2026. The exemption requires both the registration of the main residence in the acquired property and the surrender of the rights of residence in the previous apartment. For mortgage-financed purchases more than 90% of the loan must be used for the acquisition or renovation of the property. The acquired home must be occupied for five years; if it is sold earlier or the main residence is abandoned, the fee is collected retroactively.
