2 Parking for sale in Innsbruck

• Why is buying a garage in Innsbruck sensible? Innsbruck has limited parking space, particularly in central districts. Owning a garage saves time looking for parking, protects the car from the elements and can serve as a stable capital investment.
• How high are purchase prices for garages in Innsbruck? Prices vary by location: outdoor parking spaces start at around €15,000, while underground parking spaces in the city center usually cost €25,000–30,000. Particularly central spaces can fetch more than €30,000.
• What equipment is important when buying a garage? Pay attention to size, access width and features such as an electrical connection or automatic doors. For underground garages the clearance height is crucial, especially for SUVs or stack-parking systems.
• Where are the most sought-after garage locations in Innsbruck? Garages are particularly sought after in central neighborhoods such as Saggen, Pradl or along the Inn river. At the city outskirts, e.g. in Kranebitten or Igls, they are cheaper but usually offer less comfort.
• How is the market for garages in Innsbruck developing? Supply is scarce, and the city is reducing public parking spaces in favor of garage solutions. As a result, demand and prices continue to rise, making garage purchases increasingly attractive in the long term.

Innsbruck is a growing city with limited parking. Especially near the city center and in densely built-up neighborhoods free parking spaces are rare. Owning a private garage offers several advantages: you avoid time-consuming parking searches and protect your vehicle from weather and vandalism. For residents, private parking spaces also mean independence from rented parking garages or resident parking zones.

Last but not least, a garage in Innsbruck can be a sensible investment as a property – demand is high and well-located garages can be rented out at attractive prices. Platforms like Lystio make the search easier by aggregating current listings.

When buying a garage or a permanent parking space you should pay attention to certain features. A central criterion is the area or size: standard underground parking spaces are often about 12–15 m², sufficient for a passenger car. The clearance height is also important – particularly for duplex or stack parking systems.

In Mentlgasse, for example, there are underground parking spaces with stack-parking systems where the maximum vehicle height is only 1.5 m. The accessibility of the garage also plays a role: automatic doors with remote control are a comfort feature, as are wide driveways or ground-level (barrier-free) access. Many garages have electrical outlets and lighting. This allows, for example, charging an electric car or running a small workshop light.

Modern parking spaces sometimes already offer charging stations for electric vehicles – for example, on Prinz Eugen Straße 60 there is an outdoor space with an installed e-charging station. In addition, a garage can provide extra storage options, such as a small adjoining storage room for tires or bicycle accessories (as with some underground parking spaces including storage rooms in new residential developments). In summary, secure access, sufficient dimensions and extras like electricity or lighting significantly increase the utility of a garage.

The location of a garage in Innsbruck influences both the purchase price and the type of parking space. In central districts and desirable residential areas, for example in Saggen or along the Inn river (e.g. Uferstr. in Höttinger Au), parking spaces are particularly in demand and expensive. Here underground garages in residential buildings and parking decks dominate.

Near the main university and hospital (e.g. around Innrain) you can find underground parking spaces that offer convenient access to the city center. In neighborhoods like Pradl (around Wiesengasse or Amraser Straße) underground parking spaces are regularly offered in new residential projects. These are usually on the first or second basement level with electronic gates and are ideal for residents who want to keep their car protected below ground.

In residential areas with older buildings (e.g. around Weinhartstraße near Sillpark) there are private courtyard parking spaces or garage boxes – here the access is sometimes narrower, but you have a fixed spot off the street. In the outskirts and villages on the city edge like Igls (along Igler Straße) or Kranebitten you can often purchase simply built single garages and open outdoor parking spaces.

These are cheaper, but usually without elaborate equipment. In general: underground garage vs. open space – a covered underground space near the center offers weather protection and more security, while an open outdoor parking space impresses with easier access. Which type of garage fits depends on individual needs: in the city center an underground space guarantees comfortable parking, while in peripheral locations a simple parking space on private land may suffice.

• Limited supply: Garages for sale are relatively rare in Innsbruck. At any given time there are usually only a few listings available – often fewer than ten offers at the same time citywide. This scarce supply means well-located garages are quickly taken and prices tend to rise.
• Price range when buying: In the outer districts or less central locations you can find simple parking spaces sometimes from about €15,000 (e.g. in the Lohbach/Vögelebichl area). By contrast, underground parking spaces in the center of Innsbruck usually cost significantly more, often around €25,000–30,000 per space. For example, an underground space in Pradl was recently sold for around €33,500 (approx. 11.5 m²).
• Parking rents: Rental prices also reflect the high demand. In Innsbruck's prime locations up to ~€150 per month can be charged for a garage space – top values usually achieved in central locations near the Inn. In less central neighborhoods (e.g. Reichenau or on the city outskirts) rents are often only €50–80 per month.
• Garage as an investment: Buying a garage in Innsbruck can be worthwhile as a capital investment. With current prices and rents, an annual return of around 4–5% is often achievable. For example, a purchase price of around €25,000 and a monthly rent of about €100 can result in roughly 4.8% annual return. Some providers even advertise returns up to ~5.7% in optimal cases.
• Urban development and parking space: The city of Innsbruck is working to reduce surface parking and shift parking to garages. According to a city traffic plan, around 1,000 public parking spaces in the city center are to be removed in the coming years. This development could make private parking spaces even more desirable.
