Neu fee exemption for real estate purchases:
Since April 1, 2024, buyers of real estate can be exempt from the land registry entry fee for the ownership right up to a basis of 500,000 euros per person and from the fee for the entry of the pledge up to a basis of altogether 500,000 euros (1.1% of the purchase price or 1.2% of the pledge value). If the basis exceeds 500,000 euros, only the exceeding part is subject to the entry fee. From a basis of 2 million euros the exemption is entirely dropped. Applications for registration in the land register must be submitted between July 1, 2024 and June 30, 2026. The exemption requires both the registration of the main residence in the acquired property and the surrender of the living rights at the previous apartment. For mortgage-financed purchases more than 90% of the loan must be used for the purchase or the renovation of the property. The acquired home must be occupied for five years; if it is sold earlier or the main residence is given up, the fee is reinstated.
