The lease-to-own model offers you the opportunity to acquire your desired apartment after 5 years at the current purchase price (without valorisation). You enter a five-year fixed-term lease and decide at the end of the tenancy whether you want to buy the apartment or not. An extension of the lease is not possible. At the start of the lease, in addition to the deposit, a down payment of 10% of the purchase price is made. If you decide to buy, the down payment you made will be deducted from the purchase price. The rent paid cannot be credited against the purchase price, and of course you will get the deposit back. If you do not exercise your purchase option, you will receive your down payment back in full (with interest).
