Benefit from the fee exemption when purchasing real estate from 01.04.2024:

The law provides, among other things, fee exemption for the entry into ownership or leasehold (tariff item 9 lit. b Zif. 1, 2 and 3) of a property that serves to satisfy the urgent housing need of the buyer (see para. 2 Zif. 3), up to a taxable basis of EUR 500,000.00 (para. 4), as well as for the entry into encumbrances (tariff item 9 lit. b Zif. 4, 5 and 6) to secure loans taken for the purchase or renovation of such a property including buildings.

The urgent housing need must be evidenced by a corresponding primary residence registration. This evidence must be submitted either together with the land register application if the dwelling has already been occupied, or within 3 months after handover or completion, and in any case no later than 5 years after the land register entry.

The regulation came into force on 01.04.2024 and applies specifically to real estate purchases after 31.03.2024. Inherited or gifted properties are not covered by the fee exemption. The measure is limited to 2 years – it lasts until 30.06.2026.
