About this apartment
Living in the Village in the Third
In the 3rd district of Vienna, a new piece of the city is being created with the Village im Dritten – one of Vienna's largest urban development areas. Across more than eleven hectares, ARE Austrian Real Estate, together with the City of Vienna and wohnfonds_wien, is developing a vibrant, nearly car-free quarter with around 2,000 apartments, office and commercial spaces, childcare, educational facilities and local amenities.
The green heart is formed by the Bert-Brecht-Park, more than 2 hectares in size – an oasis for recreation, encounter and play. All roofs that are not publicly accessible are greened. Sharing options, shopping and gastronomy are right at the doorstep. Sustainability, short distances and high quality of life are the guidelines of this new district.
With the slogan urban home, Baufeld 13 embodies this idea in a particularly distinct way: modern architecture, versatile open spaces, hobby rooms and community spaces – living in the heart of Vienna with a strong urban identity and high comfort.
ARE is one of the largest real estate companies in Austria and has already realized some of Vienna's most influential building projects – including the renovation of the historic Palais Epstein on the Ring Road and the distinctive TrIIIple Tower on the Danube Canal. The Village im Dritten likewise fits into this sequence of innovative projects.
Energy for the future.
Throughout the Village im Dritten, a modern energy network ensures the individual buildings are connected and energy flows are efficiently managed. Baufeld 13 is also part of this innovative network – one of the most modern forms of sustainable district supply.
- Ground-source heat pumps in combination with heat pumps provide energy for space heating in winter and for conditioning (base cooling) in summer.
- Photovoltaic systems on the roof generate renewable electricity.
- Underfloor heating on the ground floor and component activation in the upper floors (via the floor slabs above) ensure a balanced room climate.
- Demand-controlled ventilation with heat recovery ensures a continuous supply of fresh air.
- District heating connection supports the supply during peak times as well as hot water production.
Thus, a combination of comfort, innovation and ecological responsibility is created – a clear added value for residents.
Architecture that brings urbanity to life.
The Baufeld 13 comprises three buildings connected via a common plinth floor:
- OPS 12 Stg. 1+2: five upper floors
- OPS 12 Stg. 3: eight upper floors
- HGP 5: ten upper floors
In total, 143 owner-occupied apartments with living areas from approximately 45 m² to 110 m² and 2–5 rooms are being built, along with 2 retail spaces. Additionally, 10 hobby rooms are offered for sale. The compact design largely results in two-sided, well-lit apartments, each with two outdoor areas:
- a flexible space with movable perforated metal elements for privacy and shading
- a covered balcony with a full glass railing
You can reach the two rear buildings on foot via the central covered corridor from the main entrance on Otto- Preminger- Straße to the Hilde-Güden-Promenade and the park access. The corridor opens up with generous openings to the atrium courtyards that are lit and ventilated from above. Car and bicycle garages, rubbish room and stroller storage are also immediately accessible via this central corridor. Additional park-level entrances provide good pedestrian access from all directions.
