In a well-established Vienna residential area, a compactly structured housing project with only four units was realized, which consciously sets itself apart from classical new-builds and is oriented toward sustainability, efficiency and long-term living quality.

The building was constructed in solid, medium-heavy construction and meets the current requirements for energy efficiency and building physics. The high-quality building envelope with an average U-value of around 0.27 W/m²K ensures efficient thermal performance and contributes significantly to reducing energy demand.

The heat supply is provided via a central air/water heat pump, operated in monovalent mode and thus completely without fossil energy sources. The system achieves an annual coefficient of performance of around 3.4 and thus offers an efficient and economical solution for heating and hot water.

Heat distribution occurs via a surface heating in the form of underfloor heating, which due to low supply temperatures ensures a pleasant room climate and uniform heat distribution. Additionally, a underfloor cooling is integrated, which provides extra living comfort especially in the summer months.

Hot water preparation is centralized via the heating system using a suitably dimensioned storage.

To support energy supply, a photovoltaic system is installed, oriented both to the street and to the garden, achieving a total output of around 8 kW. This contributes to reducing external energy consumption and thus ongoing operating costs.

The building achieves very good energy indicators:

• Heating energy demand (HWB): ca. 33 kWh/m²a
• Aggregate energy efficiency factor (fGEE): ca. 0.70
• Energy class: A++ in the field of primary energy and CO₂

These values underline the high energy efficiency and future safety of the project.
