About this apartment

My workplace and my apartment in my own home financed by renting rooms and apartments.

The house in Neuolsach (near Spittal/Drau) was built in solid construction around 1972 and comprises 3 stories with an outbuilding. The building has no basement.

The total usable floor space is approx. 333 m². Exterior masonry insulated with approx. 5-6 cm. The roof is constructed as a cold roof. The old roof was around 2002 reroofed with a new sheet metal roof. Solar panels for hot water on the roof. Central heating with oil (Buderus oil-fired condensing boiler) combined with a heat pump for hot water with buffer storage (approx. 500 l).

The floors are laid with tile, parquet and linoleum. In 2023 and 2024 new Rekord plastic windows with double- and triple-glazing as well as with mechanical roller shutters were installed.

Currently, the rooms and the apartments are rented from May to October to travelers, overnight stays on the way to vacation (near the highway) but also long-time regular guests like to come by again. In addition, the apartments are also often rented by workers and students of FH-Spittal.

In the house there are a total of 12 nice bedrooms with shower and toilet (of which 2 apartments on the upper floor and 1 holiday apartment with 3 bedrooms in the attic are included). All rooms on the upper floor that face south have balconies with pretty floral decorations.

On the ground floor there are 2 guest rooms with shower and toilet, a lovingly furnished breakfast room with access to the south terrace and a large, well-kept garden.

Additionally there is on the ground floor also a guest WC as well as some utility rooms and a large modern kitchen (ca. 8 years old) with a wood-fired add-on oven, pantry and work room.

On the upper floor there is 1 small holiday apartment facing south with a balcony, 1 small holiday apartment facing east without a balcony, 2 guest rooms with shower and toilet (one of them with a balcony) as well as 3 more rooms currently used privately.

On the attic floor there is 1 holiday apartment with 3 bedrooms with shower and toilet.

In the outbuilding there is a garage, the Buderus oil-fired condensing boiler, the plastic tanks with approx. 4,000 l heating oil, 1 storage room as well as space for firewood and garden tools. Around the outbuilding and the house entrance are 12 car parking spaces.

Approximately 10 minutes on foot to the bus stop, approximately 20 minutes on foot to the train station. The nearest grocery store in Molzbichl or Ferndorf is about 3 km away.

In Spittal an der Drau you will find culture, shopping and southern flair. Spittal is a modern, forward-looking, livable district capital with Porcia Castle as a landmark in the wonderful city park.

Via the federal road you can reach Lake Millstatt in about 15 minutes by car. Here there are many beach baths, tennis courts and as a highlight the very popular Golf Club Millstätter See.

Also a bike path as well as a mountain hiking trail and a good public bus connection ensure good accessibility of the district capital with Lake Millstatt.

Spittal is well connected by transport, as it lies geographically ideally at the crossroads between Munich, Salzburg and Venice.
