Heritage-listed town house next to 'Little Italy'
Anyone who knows Stein an der Donau (or will know it soon) knows that the charm of this former port town directly on the river Danube is hard to resist. But why should one want to resist it, when you are welcomed and wonderfully secure in the successful ensemble of ornate portals, bays, and architectural treasures, such as Göttweigerhof, Minoritenkirche and the parish church.
And in close proximity to the town hall square, embedded in a lively environment which can aptly be described as “Little Italy” (the culinary orientation of the local restaurants brings the taste and lifestyle of the sea to the Danube), you will find this heritage-listed town house that is looking for a new owner.
For those who worry about high costs right after purchase when hearing the word “monument protection,” it should be noted in advance that the current owners have cared for its preservation with diligence and love, and the property presents itself in notably good condition, not least thanks to extensive remodeling and renovation work in 1997 and 2003.

Describing the building more aptly than the Austrian Federal Monuments Office did is hardly possible – therefore allow us to quote the text of the monument protection notice (dated 15.11.1995):
Narrow, two-story building, at its core from the mid-13th century (long walls and south wall), in the late Middle Ages connected by a smoke kitchen on the upper floor with a northward adjacent two-story turret-like building of the early 14th century, located at the corner of Steiner Landstraße and Steiner Berggasse. On Steiner Landstraße a three-bay façade with a tall Baroque blind wall and late Baroque-Biedermeier façade decoration in the form of plaster frames, parapet mirror fields and profiled window coverings. Division of the window axes by vertical bands that extend to a profiled cordon cornice. Ground-floor zone with horizontal banding. The façade to Berggasse with a doorway with late-medieval stone surround (shoulder arch lintel) as well as on the upper floor a window surround from the middle of the 16th century preserved, otherwise irregular window arrangement. Inside a barrel-vaulted cellar, above it a ground-floor room with round beam ceilings from the first half of the 16th century. On the upper floor main room to the street as a paneled room with a wooden ceiling and paintings from the second half of the 16th century preserved. Nebenräume vaulted, the staircase from ground to upper floor redesigned. Smoke kitchen, with pyramidal oven.
The building is divided into three floors – with a shop/office space and a general room on the ground floor and two apartments on the upper floors – with the attic apartment in particular leaving a lasting impression.
In this, one sees how well modern living can be integrated into such a classical building. The apartment is bathed in sunlight through numerous (sloped) roof windows and, with its open floor plan, wonderfully airy. A large living-dining room is its centerpiece, a bedroom provides an intimate retreat, the kitchenette is only visually separated but always participates in the surrounding activity, and a bathroom (with sink and bathtub), a separate toilet and the obligatory entrance area complete this living floor.

One floor down the scene changes – while the attic is dominated by a modern look, on the 1st floor you will find what makes this building so unique and worthy of protection.
Because in this apartment the technical description “paneled room with a wooden ceiling and paintings from the 2nd half of the 16th century” becomes an optical and tactile experience, and one is impressed by how well the result of meticulous craftsmanship has withstood the passage of time.
Opening the door to this apartment, you find yourself in an open entrance area in which the kitchenette has found its place and is large enough to set up a cozy dining area.
From this room, the three total rooms of the apartment can be found, one of which is reached via a stair ascent and descent with a difference; from this – probably best used as a bedroom – the bathroom is also reached. As was customary in the past, this bathroom remains modest in size to avoid taking space from daily living. On a compact space, a sink and a shower are provided.
At the landing of the difference staircase – centrally accessible – is the separate toilet, which has a hand basin.
The living spaces share the brick-narrow parquet; the attractiveness of the solid wooden beam ceiling and the elaborately designed wooden separating wall remains reserved for the two rooms that lie almost on the same level (just one step down) as the entry area to this property.
