Location and infrastructure:

Streifing is a small village in the Lower Austrian Weinviertel and belongs to the municipality of Kreuzstetten in the Mistelbach district. It lies about 40 km north of Vienna in a gently hilly, agricultural region. The location is rural and quiet, with a loosely built village structure.

The transportation connections are good for private traffic: The place lies on a state road and is not far from the North Autobahn A5, allowing Vienna to be reached relatively quickly. Public transport is available, but limited: The next train station is located in Neubau-Kreuzstetten on the Laaer Ostbahn with connections to Vienna, supplemented by bus lines.

The infrastructure in the village itself is relatively limited, as Streifing has only a few hundred inhabitants. Shopping facilities, schools and other services are located in surrounding towns such as Kreuzstetten or larger cities in the region. Economically, the area is mainly agricultural; many residents commute to work, especially to Vienna.

About the house:

This extraordinary passive house in high-quality timber-frame construction was built in 2013 by the Carinthian company Weissenseer and designed by an architect. It combines modern architecture, sustainable construction, and the highest level of living comfort on around 220 m² of living space.

The house offers a total of five rooms, including three generous bedrooms as well as a spacious home office – ideal for modern work from home. The living space is complemented by a storage room and a technical/utility room. The centerpiece is a beautiful, open-plan living room with plenty of light and direct access to the covered terrace, about 75 m².

Two stylish bathrooms are available, one with a bathtub and an integrated heat cabin. In addition there are two WCs, one of which is separate. A continuous LAN wiring provides optimal digital infrastructure throughout the house.

The exterior also impresses: a 110 m² swimming pond with an adjacent, about 25 m² deck including a shower (hot and cold water) creates true vacation feeling in your own garden. The roughly 1,500 m² plot is thoughtfully designed and features a garden house, as well as a rainwater infiltration basin.

Technically, the house is equipped at the highest level: An air-to-water heat pump, combined with underfloor heating and cooling, ensures a comfortable indoor climate year-round. This is complemented by a controlled ventilation system with preheating, humidification and a heat exchanger. On the roof there are 20 solar panels with a total capacity of about 8 kWp.

For vehicles there is a carport with an integrated 11 kW wall box and an additional parking space, also with an 11 kW wall box, including a practical storage room.
