Forest Whisper

Sometimes it takes surprisingly little house to accommodate quite a lot of the good life.

Not far from IST-Austria, the elite university in Maria Gugging, lies this approximately 639 m² plot. Politically it already belongs to Hintersdorf, but geographically it feels significantly more at home near Klosterneuburg. One of those locations, then, where the municipal boundary says one thing and daily life something else.

From the street the plot initially reveals little of itself. While many houses in the area stand directly on the street, this one consciously stays in the background. The small wooden house is set well back, embedded in the garden and almost nestled against the forest. Only when you enter the property and follow the gently downward leading path does it reveal itself fully.

The street remains in front, behind it the well-kept, pleasantly manageable garden opens up, and at the very end there is not the next row of houses, but the forest. The house sits exactly where it appears most harmonious: sheltered, surrounded by greenery and far enough from the road to withdraw a little from the world. More access to nature is almost only possible with hiking boots.

The house is winterproof and is heated by gas heating. It is therefore suitable not only for summer weekends, but can be used all year round. At the front on the street there is a private garage; underneath is an additional basement room that offers space for garden tools, supplies and all those things that even a small house eventually accumulates surprisingly reliably.

Outside, the garden takes over anyway.

There is a private well that has so far been used for garden irrigation. The associated domestic water pump was only renewed in 2026 and still has a warranty. Especially for a plot of this size, this is one of those details you will appreciate at the latest during the next dry summer.

Of course the little house dates from 1970, and of course a new owner may bring their own ideas. But nobody starts from zero here. The house stands, it works, it can be heated and it is not waiting for a great staging. Maybe a little fresh paint, maybe new ideas — but above all people who recognize how pleasantly little you actually need when many things around are right.

A manageable house, a well usable garden and the forest immediately behind it. Close enough to Klosterneuburg to organize everyday life conveniently, and far enough into the green to simply leave it outside from time to time.
