Nature, peace and plenty of space for family and friends – this well-maintained holiday home at Gaberl offers a special retreat in the Styrian mountains.

Situated at around 1,550 m above sea level, the house is located in a small, quiet settlement with only four houses. The approximately 802 m² plot borders directly on the alpine pasture and offers plenty of open space. The surroundings are characterised by mountains, forests and extensive natural landscapes.

At the same time, the house is easily accessible: access is possible year-round via a paved private access road and is also straightforward in winter. Shopping facilities in Weißkirchen can be reached in approximately 20 minutes.

The holiday home was built in the 1980s and has around 127.74 m² of living space and 136.59 m² of usable space, distributed across the lower, ground and upper floors. The layout is designed for use by family and friends and offers a total of four regular bedrooms as well as an additional room in the lower floor, which can be used as a bedroom or extra room. This means that up to eight people can be accommodated comfortably; with additional use of the bedroom in the lower floor, occupancy of up to ten people is possible.

Layout

The ground floor forms the central communal area of the house. It contains the approximately 24.5 m² living and dining area, the approximately 4 m² fully furnished kitchen, a bedroom, a bathroom and a separate WC. From the living area, you can access the elongated balcony, which extends along the front and right side of the house and offers a beautiful view of the surrounding landscape.

The upper floor contains three further bedrooms. Two of them have direct access to the balcony.

The lower floor comprises two further rooms that can be used as bedrooms, a bathroom, a WC and a cellar and storage room.

The house therefore has sanitary facilities on every level, which is particularly practical when it is used by several people.

Features and condition

The house is in a well-maintained overall condition.

The roof has already been renovated. The property is currently heated with an oil heating system, which also provides the hot water.

Installing a fireplace would generally be possible; a suitable chimney pipe is already in place. A utility room as well as a cellar and storage area provide additional storage space.

The property also includes a garage for one passenger car. Additional vehicles can be parked directly by the access road.

Leisure and surroundings

Those who like to head straight into nature from the doorstep will find ideal conditions here. Hiking trails begin directly at the house and lead through the surrounding mountain and alpine pasture landscape. There are also suitable routes in the area for mountain bike enthusiasts.

In winter, the cross-country ski trail towards Salzstiegl offers an attractive opportunity for winter sports and exercise in nature.

The former ski area at Gaberl is no longer available today. Instead, the location impresses with its tranquillity, natural surroundings and the opportunity to experience the mountains directly from the doorstep at any time of year.

Holiday residence or rental

The property is designated as a holiday residential area and can be used privately as a holiday home or rented out. The property is therefore suitable, for example, for families looking for their own retreat in the mountains, as well as for several friends or as holiday accommodation for rental.
