Historic miners house with garden and sunny terrace in Jochberg

This historic Knappenhaus is located in an idyllic quiet area, not far from the ski slope in the picturesque town of Jochberg.

The house sits on a 1.000 m² plot of land with a lovingly laid-out garden. As the sellers also own the surrounding agricultural plots, there is the possibility to expand to over 3.800 m² of own land. For this, however, consent from the land transfer authority is required.

The house comprises two floors and currently offers a pure living space of approximately 126 m² plus ancillary spaces such as a large storage room with about 13 m² and a carport for two cars with about 35,5 m². Expansion of the living space is indeed possible.

On the ground floor you reach through a spacious entrance hall with a wardrobe into the living room with a tiled stove and into the kitchen with an old wood stove, but still with modern appliances and a cozy dining area. Additionally, there is a storage room, a guest toilet and the bathroom with a shower, bathtub and washing machine connection on the ground floor.

A staircase in the entrance hall leads to the upper floor, which is characterized mainly by the exposed roof truss and the open space design toward the top. Here there is a large bedroom with a fireplace, a dressing room and access to the balcony, which can easily be separated into two bedrooms.

A second bedroom with a WC, from which one also reaches the balcony, as well as a large hall with a dressing room, which can be converted into another bedroom, are located on the upper floor of the house. Thus, here, without much effort, 4 bedrooms would be possible.

On the ground floor in front of the house there is a large, south-facing sun terrace available, which directly flows into the garden.

Thanks to the predestined location at the end of a cul-de-sac, there is only one neighbor and the beautiful trees around the house make this almost completely unobtrusive, so you enjoy the highest privacy.

The house is currently heated by the tiled stove in the living room, the wood stove in the kitchen, and the fireplace in the large bedroom, with the current owners having used them very rarely. All precautions have already been taken to install a pellet heating system. But other alternative heating systems can also be installed.

Another special feature is the own well, which supplies the house with water.

In 2003 the historic Knappenhaus was rebuilt and expanded to the current state. Great care was taken to preserve the charm as well as the historic parts of the house. The genuine old timber as well as the traditional construction and the historic background make this property unique. There is no monument protection.
