Location and infrastructure: In just a few hundred meters from the property there are stops of bus lines 4A and 74A, the tram line O, and the U-Bahn station „Rochusgasse“ of line U3. With this, both the nearby public transport hub „Wien Mitte“ (with connections to the S-Bahn, the U4 line, and other public transport) as well as the Vienna city center can be reached in just a few minutes. General information: The tenement house located on the subject corner plot has an approximately L-shaped floor plan and was constructed in 1911 in brick masonry construction. The street-facing facades are articulated, the street-facing fenestration mostly consists of wooden box windows. The building's entrance portal with the entrance gate is located at Ziehrerplatz and is approximately centrally positioned. It is a two-leaf wrought-iron gate with glazing and a structurally separated transom. A intercom with a call button is present in this area.
The entrance area (Entree) is colored and partly decorated with stucco and marble slabs. The ceiling also features a wrought-iron chandelier. The floors in the entrance area are covered with stone tiles and there is also a stone stair in the entrance area, from which one reaches the level of the Hochparterre and the corridor area leading to the actual staircase. The door frames of the entrance doors in the Entree (these are the entrance doors to the former Gang-WC located here as well as the unit Top 1) are clad with marble.
The individual corridor areas as well as the staircase are painted and partly decorated with stucco. The floors in the individual corridor areas are covered with stone tiles. The building is internally accessed by a winding stone staircase with a wooden handrail and by a preserved original elevator, which is located in the stair shaft (with a wrought-iron lift shaft) and has stops on the floors from the Hochparterre to the attic floor.
In each of the standard floors there are two units each. On the Hochparterre there are three units, and in the partially developed attic there is only a smaller unit as well as the raw attic space 336 m2 and the former washroom. The doors of the individual unit entrances are mostly two-leaf wooden doors. On the upper floors there are also barred corridor windows, whose window sills are made of marble.
All currently vacant units (these include the vacant commercial premises in the souterrain (from the street side seen) on the left, as well as Tops W 2, W 4, W 7, W 9 and W12) as well as the not yet developed part of the attic and the basement (in its generally accessible areas) could be inspected during the on-site inspection. The courtyard facades are smooth (the divisions are only due to the building structure and the small balconies attached to the courtyard side) and are overall in a condition that already requires renovation.
