Generally the property can be developed according to the Tiroler Bauordnung (TBO).

The property is designated as a tourism area according to § 40 (4) Tiroler Raumordnungsgesetz. There, the buildings permissible in a mixed residential area, namely residential buildings, public buildings, commercial and administrative buildings, as well as buildings for tourism-related operations and facilities may be erected on this property. This designation therefore enables a very diverse development.

There is currently no development plan for the property. According to information from the municipality of Kirchberg, it will be created upon request on the basis of a draft or in the framework of the filing of a concrete construction project. As a reference point, however, the development of the surrounding area can be used. A guarantee that development to the same extent is possible cannot be given by the municipality or the seller.

The municipality of Kirchberg in Tirol has 5.320 inhabitants and lies in the Brixental in the heart of the Kitzbühel Alps or the ski area “Kitzbühel-Kirchberg” with over 170 piste kilometers. The town lies at 837 m above sea level. To the south, the Spertental extends to the idyllic village of Aschau with its beautiful nature reserve.

Nestled in gentle grassy mountains with wide alpine pastures lies the holiday resort Kirchberg in Tirol in the middle of the Brixental, only 6 kilometers from the world-famous town of Kitzbühel. Since Kirchberg is part of the ski area KitzSki, skiers here in winter enjoy endless piste pleasure and some of the most modern lifts. In summer the town is a popular starting point for hikes and bike tours. Also for families, a multitude of opportunities awaits.
