Building plot with design concept in Leppersdorf

The building plot has village area zoning.

A development plan is not available, however a design concept has been prepared and can be provided upon request.

The building plot is listed in the suspected area register under Georisiko Type A+ (slope creep), i.e. When constructing a main building such as e.g.: single-family houses, a geological report must be submitted for the construction project.

A geological report has already been prepared.

The provisions of the Upper Austrian Building Regulations 1994 as amended apply.

Development connection costs:

In 2018, development contributions were paid for the building plot (sewer: 2.799,95 €and water 1.409,63 €). Furthermore, a traffic area contribution of 3.456 € was paid in the same year.

The development contributions for water & sewer are credited against the connection fees with index adjustment.

Connection costs:

Regardless of the actual construction costs of the connections, a connection fee must be paid for the water supply and wastewater disposal system. This amounts to at least 2.575 € for water and at least 4.295 € for the sewer.

There is a private access road to the building plot. A land register easement for walking and driving is registered for the neighbor for the access road, however this does not cause any impairment to the building plot itself.

There is a container house on the building plot, however this will be removed.
