Operating costs: The Charitable Building Association will initially, in its role as property owner (building entitled) and administrator, estimate the operating cost expenses related to the property per calendar year in advance and bill them in monthly installments. Among the operating costs are: public charges (sewer, garbage, water fee, property tax), insurance costs (fire, liability, water damage and storm damage insurance at replacement value), general electricity costs (staircase, basement, exterior lighting), costs of care and maintenance of the general outdoor facilities (e.g., playgrounds, green spaces, waste sites, etc.), chimney sweep fee, and possibly costs of a lift system, etc.
