Independent energy supply with a wood-chip heating system!

In Atzelsdorf, one of eight cadastral communities of Michelhausen, a few kilometers from Tulln, lies the newly constructed 2-room apartment in a family house. Nestled between expansive meadows and fields, on the southern edge of the Tullnerfeld with bike and hiking paths as well as rustic heurigen and inns in the immediate surroundings.

In 2025 the masonry house was completed and, with a wall thickness of 50 cm with lime plaster and a 20 cm insulation, conveys the "feeling" of an old building. To the federal capital and also the state capital, one needs by train in short intervals only about 15 minutes each.

Kindergarten and elementary school are located in the roughly 2 km distant Michelhausen, as well as a supermarket and a bank. The Gesundheitszentrum Tullnerfeld is located in Pixendorf, only a few minutes' drive away.

The apartment is offered for a fixed term of 5 years with extension possibilities. The total rent including VAT and operating cost account amounts to € 1,290,-- per month.

Electricity costs, hot water, heating deposit and any telephone and internet costs are billed directly with the provider. Ceiling cooling is possible; billing is based on consumption. The water bill runs through EVN; registration is required.

A garage parking space can optionally be rented for € 70,--/month.
