The monthly rent is Euro 1.567,49.-; in addition, if required, the rent for a car parking space is Euro 60,-/mtl. and for a basement storage also Euro 60,-/mtl.

The monthly operating and heating costs are consumption-based and amount to approx. Euro 134,37.-/mtl.

As basic services in the service package there is a general advisory service, regular information opportunities, the organization of many ways and registrations, social and cultural activities, the use of all general community and recreational facilities, a limited assistance offer for handyman tasks by the caretaker, and a say at annual meetings about offerings and design possibilities.

The numerous optional services may possibly be covered in addition to the residents costs by the providers of costs, insurances, or social welfare authorities (without legal claim). This should be clarified between residents and social welfare authorities in advance.

With the introduction of the so-called Bestellerprinzip in the mediation of rental apartments, the legislator since 01.07.2023 assumes that the real estate agent can typically only agree on a commission with the first client. If the real estate agent is initially commissioned by the landlord or by someone authorized by the landlord, he can only agree on a commission with that person. At the same time, the broker will normally waive his role as a double broker under § 5 MaklerG and instead explicitly under § 17 MaklerG declare that he acts unilaterally only for the landlord, not for the tenant.
