In a wonderful new building, commission-free rental units are available for rent!
The project is conducted in cooperation with Barmherzige Schwestern Pflege & Wohnen (www.bhs.or.at) and is aimed at people who would like to receive help in their daily lives.
The concept offers you a base package, connected with a service provider who offers the following services (divided into social and technical basic care services):
- talking with people, identifying and addressing the needs for early recognition of help situations (for example loneliness, neglect)
- organization of patient transports in case of illness or for outpatient appointments
- on weekdays fixed presence times, outside these presence times for emergencies telephone availability from 16.30 to 08.00
- organization of pet care in the absence of the tenant
- postal errands, e.g., package acceptance on request or package drop-off in an emergency
- delivery services for smaller errands / shopping in emergencies
- assist to empower self-help
- facilitate interfaces between those seeking help and professional service providers (property management, craftsmen, hairdresser, podiatry, etc.)
- supervision of the community room
- information about activities taking place in the neighborhood (church, senior club, etc.)
- assistance in arranging external care services (home nursing, meals on wheels, home help, etc.)
- arrangement of a laundry service
- arrangement of therapeutic services (speech therapists, physiotherapists, occupational therapists, etc.)
- referral / organization of paid additional services, notification of relatives at the resident's request or in case of hospital admission, etc., organization of a call aid connected to an emergency call center
- smaller, simple technical services: e.g., changing light bulbs, tightening screws, repairing dripping taps, etc.
To enable you to benefit from the project Wohnen mit Hilfsbereitschaft, the base package is mandatory for every person in the household. It cannot be waived. The gross price for the first person in the household is 158,39 €. Each additional person in the household pays only 87,12 € for the base package.
However, the following (paid) optional services are available:
- organization of joint activities, e.g., joint coffee in the community room, movement to music, memory training, etc.
- organization of individual social support, such as accompaniment to the doctor, accompaniment in daily life or assistance in everyday organization
- upon request organization of consulting hours, e.g., a diploma nurse or a social worker

Property and Equipment
The nice rental apartments offer carefully planned layouts and comprehensive living comfort. The entire residential building comprises 2- and 3-room apartments and living areas from approx. 36m² up to approx. 80m². Additionally, there is an attic apartment with 5 rooms and approx. 119m².
The senior-friendly bathrooms have grab bars and walk-in showers. You will also find folding seats in the bathrooms. A towel warmer is installed and there is a connection for your washing machine.
The included amenities in the apartment include a high-quality kitchen, a bathroom with noble tiles, and high-quality parquet floors in all living areas.
The building is heated by district heating and the room temperature can be adjusted on the radiators in the individual rooms.
The building has its own SAT system and UPC connections.
In the building there is also a bicycle/stroller storage, a community room, a shared kitchen, a soft-wellness area with an infrared cabin and a TV room.
This impressive building has a total of seven floors, including the ground floor and an attic.
You also receive a basement compartment in the lower level upon your rental. There is a green courtyard with a children’s playground.

Pets are generally allowed in the building and in the apartment. Electricity and heating costs are in addition to the rent.
Location description
The apartments are located in an excellent transport location in the 23rd district. The Wien Liesing rapid transit station is within a short walk. Here you will find the following connections: S1, S2, S3, S4, R and REX. Nearby you have access to all bus lines at Liesinger Platz: 60A, 61A, 62A, 64A, 66A, N66, 253, 256, 257, 258, 259, 264.
Several schools, kindergartens, authorities, banks and medical facilities are located in the surrounding area. The Riverside shopping center is nearby and offers many stores as well as a fitness center.
