Parking space & deferral promotion:
For the rental of the apartments, a financing contribution per apartment size must be paid before tenancy. There is also the possibility to pay part of the financing contribution before tenancy and the rest after 3 years - this would then be in the sense of a loan from the cooperative with an interest rate of 1.5% p.a. Furthermore, the gross rent is reduced in the case of deferral until 31.12.2026, as the owners provide the parking spaces for free up to that date. From 01.01.2027 the rent is to be paid in full.
Using the example of the 2-room apartment Top 9 on Stair 1:
Either the financing contribution can be deposited in full amount of € 26,937.02, then the rent including parking spaces and current heating-on-account is € 834.87. Alternatively, the financing contribution can be paid in a first installment of € 14,968.41 before tenancy and the remainder after 3 years. Then the rent decreases until 31.12.2026 to € 750.15 including parking spaces and current heating-on-account.
Using the example of the 3-room apartment Top 17 on Stair 1:
Either the financing contribution can be deposited in full amount of € 36,143.56, then the rent including parking spaces and current heating-on-account is € 1,097.54. Alternatively, the financing contribution can be paid in a first installment of € 18,571.78 before tenancy and the remainder after 3 years. Then the rent decreases until 31.12.2026 to € 1,019.15 including parking spaces and current heating-on-account.
Using the example of the 4-room apartment Top 7 on Stair 2:
Either the financing contribution can be deposited in full amount of € 42,207.16, then the rent including parking spaces and current heating-on-account is € 1,282.77. Alternatively, the financing contribution can be paid in a first installment of € 23,103.58 before tenancy and the remainder after 3 years. Then the rent decreases until 31.12.2026 to € 1,171.98 including parking spaces and current heating-on-account.
Project.
The residential complex combines thoughtful planning and modern design in a harmonious way. Most of the site is occupied by an underground garage and a spacious basement level. Above this, two elegant, two-storey residential buildings (Stiege 1 and 2) with a total of 46 apartments are created.
The underground garage can be easily reached via the access road “Am Bahndamm.” In addition, further above-ground parking spaces are available along a newly laid street parallel to the railway line.
