General Project Description
The residential project is located in Millstatt am See. Here 5 apartments with orientation toward the Millstätter See are being built. The plot is owned by the Austrian Federal Forests (Republic of Austria). The building lease agreement runs until the year 2111. The monthly, indexed lease fee per apartment with a living area of 50 m2 is about EUR 250,00 per month.
Each apartment is equipped with a terrace or balcony and faces the Millstätter See. Construction is carried out turnkey. Access to the site is via the public road network.

- Foundations
The foundations are constructed as strip foundations and reinforced concrete floor slabs according to structural requirements.
- Exterior and interior walls
The walls are constructed as solid walls or timber frame walls. On the exterior walls a thermal insulation system including timber facade or plastering is installed. Non-load-bearing partition walls are built with brick walls or drywall.
- Ceilings
The floor ceilings are executed as reinforced concrete ceilings or timber construction ceilings. The execution thicknesses depend on structural requirements.
- Roofs
Pitched roofs are used. Carpenter work in wood, tinsmith work in powder-coated aluminum, and the roof covering as a sheet-metal roof in the color anthracite form the roof construction.
- Stairs
The stairs are constructed in reinforced concrete. On both sides a handrail or railing is mounted.
- Railings
The railings of the apartment terraces are built as powder-coated galvanized steel construction.

Interior doors white (similar RAL 9010) smooth, matte roller-coated. Thickness 40 mm, including frame, lock and handle (or equivalent).

The installation of a mailbox system in the access area.
Exterior Areas
The exterior areas are mainly laid out as greenery with partial planting. Where there is no greenery, the areas are paved. Retaining walls, etc., are constructed in exposed concrete look. Access roads and traffic areas are paved. The marking of parking spaces is on wall or floor. Official signage will be installed.
Waste Disposal
A waste collection area is to be built on the property.
Thermal and Sound Insulation
All thermal and sound insulation values of all components are implemented according to Carinthian building regulations. An energy certificate will be included in the submission and buyer documents.
Special Requests
We are happy to consider special requests from buyers to enable individual wishes regarding the equipment. Special requests are possible as long as technically feasible and economically justifiable, requested in good time and not contrary to regulatory requirements. To ensure a smooth process, special requests are only possible by written and countersigned agreement with the developer and planning office. Costs of any additional effort are to be agreed upon, as well as savings on standard fittings.
Reservations
All executions, details as well as colors and designs are subject to the architectural concept and the choice of the developer. The execution takes place in accordance with the ÖNORMs valid at the time of issuance of the building permit and in compliance with legal provisions and the recognized rules of the craft. Individual execution details may deviate from applicable standards for reasons of usability and practicality. It should be noted that natural materials (e.g., wooden floors, etc.) may show color and structural variations compared to the sample materials, which may affect only individual elements. Various necessary and meaningful plan changes remain reserved.
Structural changes that do not entail quality reductions and changes to the project and equipment description or plans due to static, building technology and regulatory requirements remain reserved. Buyers will be informed as early as possible of such material changes. Structural components that are load-bearing will be sealed with an acrylic joint; cracking is not excluded.
The developer is liable for the other (structural) property in accordance with the terms of the developer contract and applicable warranty regulations and the ÖNORMs.
The developer is permitted without prior consultation with the buyers and without their consent and without impacting the purchase price to take the following measures until the sale of the last unit:
Changes that are technically equivalent or technically necessary and do not unreasonably impair the use of the future condominium object.
Changes required due to changes in law or due to compliance with any regulatory conditions from building authorities.
Changes to the usable area of the contract object in terms of § 2 (7) WEG 2002 (not including terraces, balconies, loggias and any accessories for the condominium) of up to +/- 3%.
Changes due to possible consolidation or subdivision of individual rooms or apartments as well as plan changes during the construction project, but only to the extent that the contract object remains unaffected.
For safety reasons, access to the construction site is strictly prohibited before handover of the apartment. However, viewing appointments, especially for measuring natural dimensions (e.g., built-in furniture), can be arranged.
