The residential project is located in Millstatt am See. Here, 5 apartments facing Millstätter See are being built. The property is owned by the Austrian Federal Forests (State of Austria). The leasehold contract runs until the year 2111. The monthly, indexed leasehold rent per apartment with a living area of 50 m2 is approximately EUR 250.00 per month.

Each apartment is equipped with a terrace or balcony and faces Millstätter See. The construction is carried out as turnkey. Access to the property is via the public road network.

The bathing place with an area of 60 m2 is located about three kilometers from the residential complex, between the villages of Millstatt and Seeboden in the Lechnerschaft district. This bathing place can be used on request; the monthly lease fee is EUR 90.00 (indexed).

Foundations are laid as strip and reinforced concrete base plates according to structural requirements.

Exterior and interior walls

Walls are constructed as solid walls or timber frame walls. On the exterior walls, a thermal insulation system including timber cladding or render is applied. Non-load-bearing partition walls are constructed with brick walls or drywall.

Ceilings

The floor slabs are executed as reinforced concrete slabs or timber floors. The thicknesses depend on structural requirements.

Roof

Sloped roofs are used. Carpentry work in wood, metalwork in powder-coated aluminum, and the roofing as a sheet metal roof in anthracite form the roof structure.

Staircases are constructed as reinforced concrete. On both sides a handrail or railing is mounted.

The railings of the apartment terraces are made of powder-coated galvanized steel construction.

Wärme- und Schallschutz

All thermal and sound insulation values of all components are implemented according to Carinthian building regulations. A corresponding energy certificate will be included in the planning and buyer documents.

Sonderwünsche

We are happy to consider special requests of apartment buyers to enable individual wishes regarding the equipment. Special requests are possible insofar as they are technically feasible and economically justifiable, requested in good time, and do not violate official regulations. To ensure a smooth process, special requests are only possible after written and countersigned agreement with the developer and the planning office. The costs of any additional work are to be agreed amicably, as are savings on standard features.

Vorbehalte

All executions, details as well as colors and designs are guided by the architectural concept and the choice of the developer. The execution follows the ÖNORM standards valid at the time of issue of the building permit, in compliance with the legal regulations and the recognized rules of craftsmanship. Individual execution details may deviate from applicable standards for reasons of usability and practicality. It should be noted that with natural materials (e.g., wooden floors, etc.) color and texture deviations from the sample materials, which may concern only individual elements, cannot be ruled out. Various necessary and sensible plan changes remain reserved.

Structural changes that do not reduce quality, as well as changes to the project and equipment descriptions or plans due to structural, technical, or regulatory requirements remain reserved. Buyers will be informed as early as possible about such material changes. Structural components that are load-bearing or non-load-bearing will be closed with a constructive joint using acrylic; cracking may occur.

For the property’s other (structural) characteristics, the developer is liable under the conditions of the developer contract as well as the applicable statutory warranty provisions and the ÖNORM standards for building contracts.

To the developer, without consultation with the apartment buyers and without their consent and without affecting the agreed purchase price until the sale of the last apartment ownership unit, the following measures are permitted in any case:

Changes that are technically equivalent or technically necessary and do not unreasonably impair the use of the future condominium object for the buyers.

Changes required by a change in legal or regulatory requirements or to meet possible conditions of the building authority.

Changes in the usable area of the contract object according to § 2 (7) of WEG 2002 (not including terraces, balconies, loggias and any condominium accessory areas) of up to +/- 3% (three percent in words).

Changes due to possible merging or dividing of individual rooms or apartments as well as plan changes in the course of the construction project, but only insofar as the contract object remains unaffected.

For safety reasons, access to the construction site is strictly prohibited before handover of the apartment. However, viewing appointments, especially for measuring natural dimensions (e.g., built-in furniture), can be arranged.

No liability can be assumed for possible deviations between the representations and the actual conditions in reality.
